LANDSCAPING 1. Please remove the graphics showing the addition of three new water oaks. 2. Please change the point legend to show that the 8"-9" Elms are valued at 400 points each when barricaded. 3. The non-barricaded elm shown in the legend could not be located on the plan. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. No application fee is required. 2. Please provide a fire flow report/letter. 3. Please provide signed and sealed cost estimate for all public infrastructure. 4. The erosion control plan submitted does not show the existing contours. The erosion control as shown may not be adequate. 5. We will require signed and sealed plans from an engineer for the proposed retaining walls. A building permit must be obtained for the retaining walls prior to construction. 6. Please add City standard details for erosion control, public water main, and fire hydrant. 7. The water line is required to have a minimum cover of 4 feet. 8. Please add gate valves at tee connections and as required by the BCS Unified Design Guideline Manual. 9. Please verify that the water and sanitary sewer lines shown on the site plan are consistent with those shown in the construction documents. For example, the site plan shows a proposed 4-inch sanitary sewer line while the construction plans show it as a 6-inch line in a slightly different configuration. Indicate the height of the building and its maximum occupancy on the site plan. 3. Please stripe the fire lane. 4. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 5. Please see UDO Section 7.5.0 for barricade detail and then revise the landscape plant barricade details. 2. Please provide the caliper size and species of all plants. 3. Label plants as new, barricaded, or non-barricaded on the landscape point chart. 4. Please review all landscape point calculations on the point chart to verify their accuracy according to the type of plant being utilized. 5. Pine trees do not qualify for points. 6. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. Please provide plan and profile drawings for the proposed 6-inch waterline extension. 4. Please provide signed and sealed cost estimate for public waterline and fire hydrant. 5. Please submit an erosion control plan showing existing contours. Please include City standard details for the required erosion control elements. 6. We will require signed and sealed plans from an engineer for the proposed retaining walls. A building permit must be obtained for the retaining walls prior to construction. Reviewed by: Erika Bridges Date: 6/16/08 GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer to intercept existing conduit at designated transformers and extend as required. 4. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 5. Developer pours transformer pad(s) per City specs and design. This will apply if the existing transformer pad cannot be used. 6. Developer provides load data for project. 7.
