Re:Fairfield Rezoning at the northwest corner of FM2818 and Jones-Butler
Dear Planning & Zoning Commission and Council,
We are requesting a rezoning of a Portion of a 9.08 Acre Tract from the Crawford Burnett
Survey consisting of .4848 acres from R-1, Single Family to R-4, Multi-Family. This tract of
land is located on the northwestern corner of Jones-Butler Road extension and FM 2818.
The R-1 zone currently on the property was the holding zone placed on the property at
the time it was annexed. The Comprehensive Plan does not depict that this property
should be developed as Single Family, rather it depicts the bulk of this property as
Residential Attached, consistent with our rezoning request. The property has frontage on
Jones-Butler roadway.

This item is a rezoning for half an acre located at the intersection of
Jones Butler and Harvey Mitchell Parkway from R-1 Single Family to
R-4, Multi-Family
The subject tract is a piece of property that was not under ownership
by the developer at the time of the original rezoning for the larger
parent tract, and was part of a county ROW that has since been
abandoned. The developer is requesting the rezoning to incorporate
the piece into the larger development of the vacant property at the
intersection.
The property is not suitable for development as single-family as it
does not have the minimum lot width of 50 feet, and single-family
access would be prohibited
The request is compatible with the surrounding uses, zoning, and
Comprehensive Plan. The planning and Zoning Commission
unanimously recommended approval of the request at their meeting
July 17th and Staff also recommends approval.
We have received 1 inquiry regarding the request.
