DEVELOPMENT HISTORY
Annexation: 2002
Zoning: A-O Agricultural Open to R-3 Townhouse (May 2008)
Site development: Vacant; previously a single family home and hydroponics facility.
COMMENTS
Water: The subject property is outside of the City's CCN - Water Service Area. Wellborn
water has a 12-in water main in this area along Rock Prairie Road West.
Sewer: The subject property is located adjacent to a 12-in public sanitary sewer main,
which runs along the north and west property lines.
Streets: The subject property will take access off Rock Prairie Road West (Minor Arterial).
The City's Thoroughfare Plan also shows a Minor Collector along the east
property line which will be extended with the development of this property.
Off-site
Easements: None known at this time.
Drainage: The subject tract is located within the Bee Creek Trib. "B" drainage basin.
Development of the subject tract will be required to meet the City's minimum
Storm Water Design Guidelines.
Flood Plain: None
Oversize
Request: None known at this time
Impact Fees: The subject property is located within the Steeplechase-Wellborn Sewer Impact
Fee Area, which is $300 per Land Use Equivalent (LUE), and will be due at the
time of building permit.
Parkland
Dedication: The Parks and Recreation Department has accepted Administrative Approval for
the proposed 108 townhouse lots (single-family) with park development fees of
$70,740 ($655 per unit) and fee in lieu of land dedication of $26,460 ($245 per
unit). The total fees of $97,200 will be due when the final plat is to be filed for
record.
REVIEW CRITERIA
1. Compliance with Comprehensive Plan and Unified Development Ordinance: The
subject property is designated as Single Family Residential High Density on the Land Use
Plan, which allows 7 to 9 gross dwelling units per acre. The plat conforms to this with 108
lots on 13.416 acres, equating to just over 8 dwelling units per acre. The proposed plat also
meets all the minimum requirements for R-3 lots.
2. Compliance with Subdivision Regulations: The preliminary plat complies with the
Subdivision Regulations.
