Project: SPRING CREEK TERRACE (PP) - 08-00500132
PLANNING
1. Please increase the title of the document (PRELIMINARY PLAT) to be '/ " in height.
2. The subject property is currently zoned A-O, Agricultural Open. Without a rezoning request,
we cannot further process this application as Lot 1 does not meet the minimum
requirements of the A-O, Agricultural Open zoning district which requires a 5 acre minimum
lot size. Please revise the lot size or turn in the appropriate rezoning application.
3. The Subdivision Regulations Section 8-G.5 prohibits dead-end streets. The projection of
Whispering Creek Drive is required. Please revise or submit a variance request in
compliance with Section 5 of the Subdivision Regulations, along with the associated $100
fee.
4. The Subdivision Regulations Section 8-G.2 requires the projection of streets into unplatted
property. Please revise the plat to show projections into the unplatted KTH property along
Decatur Drive, or submit a variance request.
5. Section 8-M of the Subdivision Regulations require sidewalks along all Rights-of-Way over
50-feet in width. Sidewalks should be provided along State Highway 6 in compliance with
this regulation or a variance must be sought.
6. Please extend the 50-foot public access easement from the KTH property to the College
Station Market Place property.
7. Please provide all volume and page number for existing easement. If an easement does not
have a volume and page number please identify as proposed
8. The Overlay boundary shown on the plat is in the incorrect position. Attached is the limits of
the overlay as approved in the ordinance. Please revise and show the correct boundary and
correct note 4, although it does not appear to be in the vicinity of this plat at this scale.
9. Decatur is a major collector with a required ROW of 70-feet. A 5-foot dedication is required
to meet the requirements of the thoroughfare plan. Please show the 5' right-of-way
dedication along Decatur.
10. Clearly show zoning of all adjacent properties.
11. This property is within an impact fee area for sewer.
12. Staff was unable to locate a pipeline on the property as indicated on the checklist. Please
clarify whether or not there is a pipeline on this property
13. Section 8-I of the Subdivision Regulations require a 10 foot Public Utility Easement at the
rear of each lot for a total of a 20-foot easement.
14. Please tie the plat to a College Station monument.
15. Parkland dedication is required for the platting of all residential property. This plat must go
through Parks & Recreation for a determination of dedication before it can be heard by the
Planning and Zoning Commission.

ENGINEERING COMMENTS NO. 1
1. ROW dedication is required along Decatur. ROW width for a Major Collector is 80 feet. You
will need to dedicate half of the deficit.
2. Property is located in Sanitary Sewer Impact Fee Area 97-01 (Spring Creek). Impact Fees
will be due at time of building permit.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
that have not been pointed out to the City, will constitute a completely new review. 2 of 3

3. Provide volume and page of all existing easements.
4. Our records indicate a 50' access easement across the front of the property. Please verify.
If not already existing, you will need to dedicate a cross access easement.
5. As configured, Lot 1 does not technically have public sanitary sewer. Reconfigure, or
extend main to serve Lot 1.
6. The 24" water line can not be tapped with a private service. A public main will have to be
extended.
7. Determine the limits of the floodplain. A LOMR is currently underway on this area of Spring
Creek. I will see if I can get the BFE in this area for your use.
8. Dedicate appropriate drainage easement per the subdivision regulations. Most likely this
will be a private drainage easement since public designation would require construction to
public standard.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
