The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, June 23, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, July 17, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36" copy of the revised Comprehensive Plan Amendment map. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made. Changed or changing conditions in the subject area or the City: The subject property began developing in 2006 under ETJ regulations with an approved Master Plan for single- family detached, townhome, multi-family, and commercial uses. The property was annexed in 2008, and is requesting a Comprehensive Plan amendment in order to pursue a rezoning that reflects the uses that were approved on the Master Plan in 2006. The applicant feels that the expected increase of population in the general area surrounding the property warrants the need for a planned development portion to accommodate possible future commercial development. 2. Compatibility with the remainder of the Comprehensive Plan: The area immediately surrounding the subject tract has developed for duplex development (Las Palomas) and urban density single-family residential and townhomes have also been approved in the area for Great Oaks Subdivision and further south on Cain Road. These uses are not compatible with the overall rural residential character of the area which the Comprehensive Plan Planning &Zoning Commission Page 5 of 6 July 17, 2008 projects at the City's edge, but is consistent with the Comprehensive Plan Land Use Plan amendments that have recently been approved in the area. STAFF RECOMMENDATION Staff recommends approval, as the requested plan amendment is in keeping with the approved Master Plan for Oakland Ridge Subdivision. SUPPORTING MATERIALS 1.
