SUBJECT: OAKLAND RIDGE (CPA) — Comprehensive Plan Amendment
Staff reviewed the above-mentioned Comprehensive Plan Amendment as requested.
The following page is a list of staff review comments detailing items that need to be
addressed. If all comments have been addressed and the following information
submitted by Monday, July 7, 2008, 10:00 a.m., your project will be placed on the next
available Planning and Zoning Commission meeting scheduled for, July 17, 2008 , 7:00
p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised Comprehensive Plan Amendment
map
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made. Once your item has been scheduled for the P&Z
meeting, the agenda and staff report can be accessed at the following web site on
Monday the week of the P&Z meeting.

This item is for a housekeeping item for comprehensive plan
amendment for almost 40 acres o d in the recently
annexed area The applicant is requested a change from rural
-family medium and high density, residential
residential to singe y g
attached and planned development for a commercial development.
The proposed land use amendment is in compliance with the Master
Plan that was approved for the Oakland Ridge Subdivision in 2006.
The Planning and Zoning g Commission unanimously recommended
approval at their July l7t meeting and staff is also recommending
approval.

This item is a comprehensive plan amendment for
approximately 40 acres in the recently annexed area along
Jones Butler Road from Rural Residential to SF, Medium
Density, SF, High Density, Residential Attached and a
Planned Development for commercial uses for the Oakland
Ridge Subdivision
This item is primarily housekeeping, as the subject property
began the development process in 2006 under ETJ
regulations, and a Master Plan for the entire subdivision and
a Final Plat for Phase 1 have been approved by the Planning
and Zoning Commission. When a property is in the ETJ, the
City does not have land use authority over a property, and
state statute requires that recently annexed areas are
allowed to continue projects that were begun prior to
annexation.
\WAY
This amendment follows 2 other amendments in this area
area. The Great Oaks subdivision to the west received a
comprehensive plan designation of SF, Medium Density and
rezoning to R-1 to reflect their approved Master Plan uses,
as well as a Residential Attached designation and R-3
rezoning for the property located south of Las Palomas for a
proposed townhome development. Las Palomas developed
in 2005 when in the City's ETJ for duplexes.
Because these uses are grandfathered and comply with the
approved Master Plan for Oakland Ridge Subdivision, Staff
recommends approval of the request.
This is a public hearing, and staff has not received any
inquiries regarding the project.
