CANDLEWOOD SUITES (NRA)— NRA Review

PLANNING
1. Please note that these comments are based on the requirement that the proposed building
must meet the City's Non-Residential Architecture Standards found in Section 7.9 of the
Unified Development Ordinance (UDO) for buildings in excess of 20,000 gross square feet.
2. The first two stories of the North and East Elevations are to have a minimum 25% masonry
material composed of brick, stone, marble, granite or a material fabricated to simulate brick
or stone (not split-face concrete masonry). Please revise.
3. The first two stories of the North and East Elevations, façades facing a public right-of-way,
are to have two different types of architecture relief elements for every 45' section of building
façade. Please provide and label the elements used from UDO Section 7.9.B.2.
4. The first two stories of the South and West Elevations, façades not facing a public right-of-
way, are to have two different types of architecture relief elements for every 60' section of
building façade. Please provide and label the elements used from UDO Section 7.9.B.2.
5. E.I.F.S. is allowed to have a maximum of 75% on any façade. Please revise.
6. Please provide color samples for the proposed building. Please note that no more than 15%
of a façade may consist of an accent color, those not on or matching a color on the City's
color palette.
7. It appears that the East and West Elevations should be labeled inversely. Also based on
the skewed orientation of the building to the street, it may be best to orient the elevations
such that North (main) elevation is the East elevation and so forth.
8. Please provide a note that signs are permitted separately.

1. Repeat comment from June 16, 2008: The North and East Elevations face a public right-of-
way and are therefore within the first two stories are required to have two different types of
architecture relief elements for each 45-foot section of building façade. Please provide and
label the elements used from UDO Section 7.9.B.2.
2. Repeat comment from June 16, 2008: The South and West Elevation do not face a public
right-of-way and therefore first two stories of the required to have two different types of
architecture relief elements for each 60-foot section of building façade. Please provide and
label the elements used from UDO Section 7.9.B.2.
3. Please note that only wall plane projections/recessions of at least 4 feet in depth qualify as
architecture relief elements to meet the requirements stated above.
4. Repeat comment from June 16, 2008: As oriented in relation to the other elevations, the
East and West Elevations are labeled backwards on Sheet A4.2. Please swap the labels.
5. Repeat comment from June 16, 2008: Please provide a note on the elevation sheets (A4.1
and A4.2) that signs are permitted separately.

Since the revisions do not adequately address the requested revisions, I have provided more
detailed descriptions in order to help facilitate the necessary changes to reach compliance:
1. The footprint of the building has been revised such that the proposed wall plane projections
and recessions are at least 4 feet in depth and therefore can qualify as architectural relief
design elements required in the Unified Development Ordinance (UDO) Section 7.9.B.2
Building Mass and Design.
2. The number of architectural relief design elements required consists of two different types of
elements for each "section" of a façade. Within the first two stories of a façades facing a
public right-of-way (North and East Elevations), each section is 45 linear feet in length.
Within the first two stories of a façades not facing a public right-of-way (South and West
Elevations), each sections is 60 linear feet in length.
3. Based on comment #2 above and the proposed footprint of the hotel, the North Elevation
has 5 sections, the South Elevation has 4 sections, the East and West Elevations each have
1 section. When making the revisions, please label the elements being used to meet the
ordinance. There are to be 2 different types of elements for each section with the number of
sections per elevation as just identified.
4. Within each section, a wall plane projection/recession may count as one of the two
architectural relief design elements. There may be several of the same type of element in a
section (in this case wall plane projection/recession), but in order to meet the ordinance the
second must be a different type of element. Please refer to UDO Section 7.9.B.2 Building
Mass and Design for the list of elements that can be used to meet the ordinance.
5. Provide a note on the elevation sheets (A4.1 and A4.2) that "signs are permitted separately."
