Landscaping
1. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed
during construction.
2. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

1. Please submit a temporary blanket easement per CSU request. As a reminder,
separate instruments will need to be filed for the required PUE prior to issuance of the
Certificate of Occupancy.

LANDSCAPING/STREETSCAPING/BUFFER
1. I only count 14 Live Oak trees. Please adjust the number of trees, point total and total
points provided if not adding an additional Live Oak.
2. Please provide the species of trees for the existing trees shown on the site plan. In
addition the existing trees are shown to be barricaded on the site plan. Please show the
barricade detail on the landscape plan.
3. FYI, Landscape points can be earned for the barricaded trees.
4. Please provide topographic information and final grading adequate to identify and
properly specify planting for areas needing slope protection in accordance with section
7.5.E.3 of the UDO.
5. Please provide the location of existing and proposed utilities and all easements on or
adjacent to the lot in accordance with section 7.5.E.6 of the UDO.

MISCELLANEOUS
1. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and
installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and"bubbled"on your plans. Any additional changes on these plans

ENGINEERING COMMENTS NO. 2
1. Plans- Please use City Standard Details for Erosion Control.
2. Drainage Report - In the drainage report you stated, "The existing pond will be eliminated
over time with the addition of the future buildings." This appears to be a "phasing" out of the
existing pond rather than replacement of the existing pond with the proposed pond with this
phase of construction. Please clarify.
3. Drainage Report - Please explain the proposed function and grading plans for the existing
pond.
4. Drainage Report- Please provide flow data for the existing pond discharge vs. the proposed
pond discharge.
5. Drainage Report- Please explain how this design has anticipated for the future Appomattox
Drive extension.
6. Drainage Report - It appears that the proposed emergency spillway would discharge onto
single family lots and not to a designated existing channel. Please explain.
7. Drainage Report- Please verify your Manning's "n" value. Per the design guidelines, the "n"
value is 0.013 for RCP and 0.012 for smooth lined HDPE.
8. Drainage Report- Please clarify where the data you provided in the summary table on Page
2 came from. It does not appear to match the data in the detention pond routing tables.
9. Drainage Report - Based on the 100-yr WSE of 265.10 provided in the summary table, the
100-yr storm will not be contained within the pond with a spillway elevation of 265.00.
Furthermore, 6 inches of freeboard above the WSE is required. Please revise.
10. Drainage Report - Please provide the capacity of the emergency overflow outlet as it is
required to carry the peak discharge of the 100-year storm per Section IV.E.2.f.3 of the
design guidelines.
11. Drainage Report - Please explain why the outfall utilizes an 18-inch pipe with a restrictor
plate rather than using a smaller pipe without a restrictor plate?
12. Drainage Report - Do your post-development flows take into account the restrictor plate on
the 18-inch pipe?

PLANNING
1. Please be aware that we have not yet received the Mylar of the Final Plat for this
property and that site plan approval can not be granted until a Mylar original of the Final
Plat is submitted.
2. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

PLANNING
1. It appears that the Mylar of the Final Plat was never submitted. Site Plan approval cannot be
granted until a Mylar Original of the Final Plat is submitted. Please provide a signed Mylar
Original of the Final Plat, Tax Certificate and a digital copy of the FP.
2. Please provide the ownership and zoning of all abutting parcels.
3. Please include the full legal description of the property (lot and block number).
4. The 30' PUE on the northern portion of the property is classified as a 30' Wide Natural Area
to be Preserved as shown on the Final Plat that was approved. Please Revise.
5. Please label the 25' rear setback.
6. Please provide the total number of parking spaces and the amount required for the
proposed use.
7. Please include the dimensions for the parking islands with square footage calculated
according to UDO, Section 7.2
8. Please include the curb and pavement detail showing a raised 6" curb on the site plan.
9. Please provide a general note that all signs are permitted separately.
10. Please indicate the overall height of the proposed structure on the site plan.
11. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

2. Please provide Letter of Acknowledgement.

7. Erosion control measures need to be shown and labeled on the site grading plan.
8. Please use city standard details or provide explanation as to why yours are different.
9. Confirm that the proposed pond on Sheet 4 is going to be constructed in its entirety to serve
this phase. If not, please indicate a phasing plan.
10. FYI ... You may want to take a look at the location of the proposed drive way. Once
Appomattox is extended, it appears that there will be issues with driveway spacing.
11. FYI ... Since you will be filling the site of the proposed building there will be special slab
requirements for the building permit.
12. FYI ... Prior to the plat being filed, we are field verifying that the required public
infrastructure was constructed as per the approved plans for the original development. The
plat must be filed before a development permit or approved plans can be issued for this
project.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If applicable, the following easements will be required:
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
