PLANNING: Comment #1: It appears that the Mylar of the Final Plat was never submitted. Site Plan approval cannot be granted until a Mylar Original of the Final Plat is submitted. Please provide a signed Mylar Original of the Final Plat, Tax Certificate and a digital copy of the FP. ACTION: The Tax Certificate was submitted with the original final plat application. A mylar copy of the final plat has been printed and is currently being routed through the church to get the appropriate signatures. Once it is signed, it will be delivered to the City. Comment#2: Please provide the ownership and zoning of all abutting parcels. ACTION: See revised site plan. Comment #3: Please include the full legal description of the property(lot and block number). ACTION: See revised site plan. Comment#4: The 30' PUE on the northern portion of the property is classified as a 30' Wide Natural Area to be Preserved as shown on the Final Plat that was approved. Comment#9: Please provide a general note that all signs are permitted separately. ACTION: See revised site plan. Comment#10: Please indicate the overall height of the proposed structure on the site plan. ACTION: See General Note # 3 on revised site plan. Comment#11: Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. ACTION: See revised site plan. Comment#12: Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. ACTION: Duly noted. LAN DSCAPING/STREETSCAPING/BU FF ER: Comment #1: Provide proposed landscape plan. Proposed plan should include an as-built landscape plan, and any proposed changes to the plan as a result of the building expansion. ACTION: Landscape plan is currently underway and will be submitted as soon as possible. Comment#2: Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, sales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. ACTION: Landscape plan is currently underway and will be submitted as soon as possible See revised site plan. MISCELLANEOUS: Comment#1: Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Flow Device, and installed as per City Ordinance 2394. ACTION: Duly noted. Comment#2: All Back Flow devices must be installed and tested upon installed as per City Ordinance 2394. ACTION: Duly noted. ENGINEERING COMMENTS NO. 1: Comment #1: Please submit development permit application and fee. ACTION: Permit application and fee are attached to this letter. Comment#2: Please provide Letter of Acknowledgment. ACTION: Letter of Acknowledgment is attached. Comment#3: Please submit revised drainage report. ACTION: Addendum to Original Drainage Report is attached. Comment#4: Please provide fire flow report. ACTION: Per an email from Erika Bridges, fire flow report is not required on this project. Comment#5: Please show irrigation line and meter. ACTION: Irrigation meter has been shown on the site plan. We do not know where the irrigation lines will be installed; therefore, we have not included them on the site plan. Comment#6: Please label building material type. ACTION: This will be shown on architectural plans. Comment#7: Erosion control measures need to be shown and labeled on the site plan. ACTION: See revised site plan. Comment#8: Please use city standard details or provide explanation as to why yours are different. ACTION: None of the proposed improvements are to be public infrastructure. We have used our standards to show more job specific details. Comment#9: Confirm that the proposed pond on Sheet 4 is going to be constructed in its entirety to serve this phase. If not, please indicate a phasing plan. ACTION: The pond is to be constructed in its entirety with this phase. This pond will replace the existing pond as shown in the Drainage Report Addendum. Comment#10: FYI ... You may want to take a look a the location of the proposed driveway. Once Appomattox is extended, it appears that there will be issues with driveway spacing. ACTION: The location of the proposed driveway is located to provide 30' of throat length from the future Appomattox Drive back of curb line. This exceeds the current requirements for minor collector roadways(259. Comment#11: FYI ... Since you will be filling the site of the proposed building there will be special slab requirements for the building permit. ACTION: Duly noted. Comment#12: FYI ... Prior to the plat being filed, we are field verifying that the required public infrastructure was constructed as per the approved plans for the original development.
