Project: PEACH CREEK (DVPL) - 08-00500111
PLANNING
1. The document provided does not include the minimum information necessary to fully review
the development plat. Please see the application checklist for minimum plat requirements.
2. Since the property is not being subdivided, the entire tract (122 acres) should be included in
the development plat.
3. This document should look similar to a typical Final Plat, ie: certificates, standard notes,
bearings and monuments, metes and bounds, number to identify lot, any public or private
rights-of-way, easements, etc.
4. Street projections to unplatted properties, block length, etc. apply to this project. Please see
Chapter 13 of the Subdivision Regulations. If these requirements cannot be met, please
submit a variance request letter.
5. Can any additional information be added to the vicinity map to make the property location
identifiable? Location of nearby subdivisions (ie: Indian Lakes)
6. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.

1. Provide Water Design Report verifying Fire Flow.
2. Submit Construction Plans for water line meeting BCS Unified Design Guidelines.
3. Show all existing and proposed PUEs. A PUE is required on all public Infrastructure.

GENERAL ELECTRICAL COMMENTS
1. This plat is in the College Station ETJ, but is out of the College Station Utility electric
service area. Customer will have to get with their electric supplier for this area to
determine electric service specifications and requirements.
