Dale Browne, Jr., P.E., McClure & Browne Engineering/Surveying, Inc. via fax 693.2554 FROM: Bridgette George, Development Coordinator SUBJECT: PEACH CREEK(MPP) Staff reviewed the above-mentioned Master Plan as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Tuesday, May 210310:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, June 19`h, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24" x 36" copy of the revised Master Plan; and Nineteen (19) 11" x 17" copies of the revised Master Plan. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the following web site on Monday the week of the P&Z meeting. http://www.cstx.gov/home/index.asp?page=2481. Please note that a Mylar original of the revised master plan will be required after P&Z approval and prior to processing subsequent preliminary or final plats. Please submit the standard Master Plan application (unaltered). 2. The required Pre-Application Conference was held on April 30, 2008. 3. Please title the document „Master Plan” (standard title language). I think that you have clearly indicated that the plan is an amendment in several other places on the document. 4. Phase 1 should be the entire 122 acre tract since you have submitted a development plat and not a subdivision plat. This will also give you street and utility access. (Note 7 would need to be altered to reflect this change). 5. Based on your preference expressed in Note 7.a, you may request a variance to the 1:100 scale. I agree, the additional pages do not add value since there is no additional detail shown. Reviewed by: Jennifer Prochazka Date: May 19, 2008 GIS 1. The metes & bounds provided do not close. Reviewed by: Michael Trevino Date: May 13, 2008 TxDOT 1. Access driveways to SH 6 & FM 2154 must meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations are primarily based on posted speed limits and distances between proposed & adjacent access. Where the posted speed limit is 50 MPH or greater the required spacing between access points is 425'; @ 45 MPH the required spacing is 360'. Where access spacing is insufficient joint access will be required or access to internal/external streets. Appropriate data, including drainage will be required for any future work/permits in the ROW @ this development site. This plat is in the College Station ETJ, but is out of the College Station Utility electric service area.
