Please submit mylar copy of the Preliminary Plat. It should be as approved by the P&Z. Please remove trees from southern corner of property. 2. This plat includes a Replat. Please amend application and pay appropriate filing fee. 3. The original plat should be shown for the already platted property. 4. The metes & bounds provided do not close. 5. Tax certificates should include entire property. 6. Please remove the City Council certificate. 7. At the southern corner of lot 53, the dashed line (10' PUE) trails into lot 1 of the previous phase. 8. Since the easements will be abandoned prior to the final plat approval, the "abandoned easements" do not need to be shown on the plat. 9. The Preliminary Plat was approved with the condition that sight issues for lots 38 and 39 (now lots 34 & 39) be addressed and that there be backing maneuver areas on the lots. Note 12 should apply to these lots as well. If you are addressing the site issue with Note 11, then it should also apply to lot 35. 10. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. Construction plans show extension of sanitary sewer line into Lots 4 and 5, Block 2 not covered by a PUE. 2. Utilities shall be placed at least 5.5 feet from Easement or ROW boundary. Relocate utility or provide additional PUE width or dedication as required. 3. Clearly designate the PUE area on Lot 53. 4. Please justify why you are proposing additional crossings/borings of Horsehaven Lane for water and sanitary sewer connections. There are existing lines on your side of the street. As proposed, it appears you will need off-site PUE for sanitary sewer. 5. The scale called out and the scale pictured are not the same. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers or device and extend as required. 5. If conduit does not exist at designated transformer or device, developer to furnish and install conduit as shown on electrical layout. 6. If stock pads are not used the Developer pours transformer and device pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 3 of 3 FINAL PLAT FORHORSE HAVEN ESTATES PH 4 - 08-00500106 SCALE: 74 lots on 14.47 acres LOCATION: located north of Horse Haven Lane and south of Switch Station Road The plat meets all minimum requirements and staff recommends approval. Zoning: A-O to R-1 in 2007. A condition was placed on the property requiring that Appomattox be extended from its termination in Windwood Subdivision through the subject property at the developer's expense. Further, Appomattox is required to be off-set within the subject property. Compliance with Subdivision Regulations: The Preliminary Plat was approved in May 2008 by the Planning & Zoning Commission with two variances. The first variance granted was to Section 8-J.2 —Blocks, allowing Block Two to exceed the maximum block length requirement of 1200 feet by 339 feet, for an over all length of 1539 feet. No pedestrian access ways were required by the Commission. The second variance granted was to Section 8-G.2 -Relation to Adjoining Street System. This variance allows the subdivision to be developed without a connection to the City's electrical switch station to the east. In addition, the Commission approved several discretionary items with conditions. Driveway access to Appomattox Drive was approved with the condition that a turn-around be provided on each lot to reduce backing maneuvers onto the collector roadway. A detail of the proposed turn-around is included on the plat. The Commission also approved the platting of right-angle lots with the condition that the side yard fence of the lots be located no closer to the street than the 15-foot side setback line. The plat meets all other Subdivision Regulation requirements. A Development Agreement is in place on this property that guarantees the extension of Appomattox Drive from its termination in Windwood to Horse Haven Lane. The Development Agreement must be fulfilled by the platting process. A portion of the property was previously platted as Horse Haven Lot 2C.This item is a replat and us therefore a public hearing.
