Please change the title of the replat to read as follows: "Final Plat of the Pooh's Park Subdivision Section One Lots 1R & 2R, Block 2 Being a Replat of Pooh's Park Subdivision Section One Lot 1, Block 2 College Station, Brazos County, Texas". 2. Please relabel "East Holleman Drive" to "Holleman Drive East". 3. Please relabel "Lassie Drive" to "Lassie Lane". Reviewed by: Matt Robinson Date: 7/15/08 ENGINEERING COMMENTS NO. 3 1. Please indicate the current right-of-way width of Holleman Drive East on the original plat and replat rather than "variable width" or"100' ROW." 2. The existing boundary line should remain and additional line should be added within the property boundary denoting the right-of-way dedication. 3. Please add a note to the plat indicating that the existing driveway to Holleman will be removed when the site redevelops and access for both lots will be taken via the joint access easement. 4. Please remove "New" from the Joint Access Easement label. 5. FYI ... It would be helpful to have the drawing scale noted more prominently on the plat. Please show a vicinity map, which includes a north arrow and that shows the general location of the subject property in relationship to College Station and its City Limits. The vicinity map as shown does not appear to match up with where the subject property is located. 2. Please change the title of the replat to read as follows: "Final Plat of the Pooh's Park Subdivision Lots 1R & 2R, Block 2 Being a Replat of Pooh's Park Subdivision Lot 1, Block 2 College Station, Brazos County, Texas" 3. Please remove all utilities, structures, and setbacks from the original plat. 2. The public utility easements need to be labeled "P.U.E." 3. Please specify the right-of-way width for this portion of Holleman Dr. E. 4. Please show all easements on the replat. 5. The title block needs a submittal date for the replat. 6. Please delete the text below Survey Note#7. 7. Please indicate the proposed right-of-way dedication for Holleman Dr. E. in accordance with the City's Thoroughfare Plan. 8. In order to meet driveway spacing requirements, a shared access easement needs to be provided across the front of Lots 1R and 2R adjacent to Holleman Dr. E. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 3. Additional easements may be required for electric service GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. 2 of 3 8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread@cstx.gov. 9. Developer provides load data for project. 10.
