1. Staff was unable to locate the 16 new Leyland Cypress trees. Please call Lauren Hovde
at 979-764-3570 to discuss comment.
2. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled"
on your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

PLANNING
1. Clearly define the existing improvements on site versus the proposed. There are several
lines all around the site that look like there are two layers (around the parking for example)
and there are too many lines to clearly see what is going on. Please call Lauren Hovde
when you receive these comments so we can clarify.
2. Remove all arrows that have no description.
Show trees to be removed.
(4 Provide legend on Sheet A100 stating how many trees to be removed, and their caliper size,
and what trees are being planted to replace those trees. We do not need the additional
details on the shrubs and non-canopy trees being planted.
5. Reduce size key map.
6. Provide a north arrow.
7. Is the key map to scale or not to scale? There is a scale, but the map states that it is not to
scale.
8. Provide the legal description of the lot, and please add the total area of the affected area in
the title block.
9. Provide ownership and current zoning of the parcel on sheet A100. There is no need to put
the adjacent property zoning on the site plan since these changes are completely
surrounded by the existing Enclave complex.

4/11. Rename site plan as The Enclave Apartments— Recreational Area Remodel.
"12. We are a little confused as to the building layout of the existing apartment buildings on the
site plan. The aerial we are looking at shows one building to the west of the proposed
changes, not 3.
/13. What is the rectangle on the west side of the building that is only 12 feet from the proposed
fitness center? Building separation must be 15 feet, and I cannot what this is.
/14. Provide note with the confirming FEMA/FIRM flood panel as to existence of floodplain on
this tract on sheet A100.
15. On the upper left hand corner, what is TRAV?
16. What is the dashed line in the parking lot on the west?
,/17. It looks like a corner of the building is in the easement, please clearly show the easement
and gray out the landscaping or use some other method to clearly see if that structure
extends into that easement.
18. Please clearly show different utility lines. Electric lines should be --E--, sewer lines should be
--SS--, and water lines should be --W--.
/19. Provide volume and page number of utility easement.
20. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage
areas, the parking lot setback, rights-of-way, and adjacent property disturbed during
construction.
2. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
3. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

ENGINEERING COMMENTS NO. 1
1. Please provide erosion control plan.
2. Please illustrate any changes in the existing grading pattern.
3. The site plan needs to clearly identify fire lanes.
4. Please label and dimension all easements.
5. Please show how the storm drain is being rerouted.
6. Please remove water and sewer lines from electrical easement.
7. Please show all existing and proposed water lines, sanitary sewer lines, fire hydrants, and
easements.
8. The site plan should show the full extent of the proposed water line from the point where it
ties into the public 8-inch water line to the point where it enters the building. Please label
the line with material and size.
9. The site plan should show the full extent of the proposed sanitary sewer line from the point
where it ties into the sanitary sewer main to the point where it enters the building. Please
label the line with material, size, and slope.
10. Please verify that the water and sanitary sewer service lines conform to the current plumbing
code.

FIRE
1. The dotted lines indicated on the site plan does not correctly show the lay of hose.
2. "The lay of hose" shown from the fire lane goes through the breeze way of another building.
We will not fight a fire through another building.
3. The proposed building is more then 150' from the fire lane therefore the building is not
permitted to be constructed as shown in the current site plan.
4. Site plan is denied as proposed.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers or devices and extend as
required.
5. If conduit does not exist at designated transformer or device, developer to furnish and install
conduit as shown on electrical layout.
6. Developer pours transformer/device pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.
