Subject: Property by the Poultry Science Center
John,
I believe John Nichols, our Planning &Zoning Commission Chair, has contacted you regarding the Comprehensive
Plan Amendment request for the 6.2 acre property along FM 2818 near the Poultry Science Center. Right now the
property is designated for Industrial/R&D and the applicant is wanted to have that changed to Residential Attached
to eventually build a multi-family development on the property.
I will be presenting the item to the Commission this evening and my recommendation will be to deny the request.
There is a public hearing after my presentation and then the Commission will recommend to City Council to approve,
deny, or alter the request. Council makes the final decision which, if the applicant proceeds with it, is scheduled for
the Council's May 22nd meeting.

SUBJECT: 1250 HARVEY MITCHELL PKWY S (COMP) — Comp. Plan Amendment
Staff reviewed the above-mentioned Comprehensive Plan Amendment as requested. The following
page is a list of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, April 21, 2008, 10:00
a.m., your project will be placed on the next available Planning and Zoning Commission meeting
scheduled for, May 1, 2008, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copy of the revised Comprehensive Plan Amendment map.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed your project will not be scheduled for a Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made. Once your
item has been scheduled for the P&Z meeting, the agenda and staff report can be accessed at the
following web site on Monday the week of the P&Z meeting.

Dear Jason,
Below is the summary of the revisions made per staff's comments.
PLANNING: (Reviewed by Jason Schubert; Date: April 14, 2008)
COMMENT#1: As per our conversation, it appears that the Luther Street right-of-way (ROW)
does not exist to the north of this property. Please remove the ROW label from
the Comprehensive Plant Amendment Map.
ACTION: Duly noted. The ROW label has been removed from the CPAM.
COMMENT#2: With the uncertainty of access through the adjacent Texas A&M University
property to the signalized intersection at Luther Street, communication is
recommended with Texas A&M and the owner regarding access that has or
potentially could be gained. Please note that a TxDOT driveway permit will be
required for driveway access to Harvey Mitchell Parkway.
ACTION: Duly noted.
COMMENT#3: Please note that the metes and bounds provided on the map for the property
do not close. This does not need to be corrected fr this application bu will need
to be resolved in a rezoning application is pursued.
ACTION: We have check the metes and bounds on the map several times and have
obtained closure each time. Please recheck the metes and bounds.
COMMENT#4: Please note that while the full evaluation of this request is still in progress, it
appears from a preliminary review that Staff will not be able to recommend for
its approval.
ACTION: Duly noted.
