Explain the reason for this Land Use Plan amendment: Residential Attached is needed to
allow the construction of mull,nilly rF ideptial apartments on the orpoerty.
Identify what conditions have changed to warrant a change in the land use plan
designation: The development of the 2818 Apartments and properties across Harvey
MAOh*1I Pairkway to the east warrants this charms in land use. Also.the small area left VA
Industr1el/R and D to the north of the 2818 Apartments necessitates this chance.
How does the requested land use designation further the goals and objectives of the City of
College Station Comprehensive Plan? The proposed land use will provided orderly and
intentional Growth and development within the City of Caller a Station, With the 2818
Apartments currently under construction and the existing apartments located across Harvey
Mitchell Parkway.this reauested land use will match the currant land uses in the area.
Explain why the requested land use designation is more appropriate than the existing
designation. With the development of the 2818 Apartments. the Industrial/12 and 0 land
use was split into two Pieces with the larger portion located south of the 2818 Apartments
and a smaller portion located to the north. With apartment complexes all around the
smaller lndustrial/R and D land use area. changing the land use 4 Residential Attached to
match thestuttoundlnc land uses would be more aooroDriate.
