Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
Cover memo providing written responses to all of staff's comments (identify the
specific page that each comment was addressed on or the reason for not
addressing the comment);
One (1) complete set of construction documents for the proposed development
with the revised site and landscaping plans attached;
One (1) revised site plan;
One (1) revised landscaping plan;
Easement Dedication Sheet and required documents (please allow 4 weeks to
process);
and other documents as detailed in the comments.
Please note that the Easement Dedication Sheet and necessary documents are required prior
to the issuance of a building permit. If there are comments that you are not addressing with the

Enclosed please find the following:
• One (1)revised Site Plan;

• One (1) revised Proposed Drainage Area Plan(Drainage Report);
• One (1) new sheet 5, Plan and Profile of new water main;

• Copy of receipt for Public Infrastructure Fee.
The following items have been address:
PLANNING
1. The meeting room has been removed from the hotel floor plan. Therefore, no additional
parking spaces will be required.
2. The parking analysis on the Site Plan has been revised and now includes the following, "An
administrative adjustment of two (2)parking spaces from the number of spaces required has been
granted."
3. The dumpster enclosure has been enlarged to as shown on the Dimension plan. Bollards are also
to be installed inside the dumpster enclosure. The screen for the dumpster has been changed to a
CMU block wall.
4. The 30-foot easement shown on the Site Plan has been labeled"Drainage and Utility Easement".
5. The tree and shrubs have been removed from the sidewalk along the front property line as shown titil
on the Landscaping Details sheet. � la
6. The Landscaping Detail sheet now shows 7 canopy trees located within 50' of the property line
along the right-of-way. Q

The following items have been address:
PLANNING
1. The owner is in the process of having the replat withdrawn.
2. Revised building elevations will be submitted separately.
ENGINEERING
1. A revised cost estimate for the public infrastructure is enclosed.
2. The replat is in the process of being withdrawn.
3. The inside drop manhole detail on Sheet 1 of 5 has been removed and note 10 has been
added to the sheet. The Manhole detail located on Detail Sheet 1 is sufficient.
4. The stationing and scale of the plan and profile, Sheet 5 of 5, are now corrected.
5. The actual limits of the floodway are shown as the hatched area on the Site Plan.
6. The drainage report has been revised to show the drainage calculations due to the storm
water runoff discharging directly to the creek.

7. Part 1 —Executive Summary of Appendix D is included with the drainage report.
8. The signed and sealed plans for the structural design will be submitted separately.
9. A velocity calculations section has been added to the drainage report to show the velocity
at all discharge points to the creek. The associated surface treatment is indicated on the
Grading Plan, Sheet 4 of 5.
10. The emergency overflow is located at the 36" square drain inlet at the southwest corner
of the parking lot. Storm water runoff collects at the detention pond at this location.
When the pond overflows, water will continue to collect at drain inlet and rise 6" to the
top of curb. Once the depth exceeds 6" above the drain inlet, storm water will overflow
the curb and flow to the creek. The Grading Plan now shows riprap to surround the
emergency overflow location.

Attached file we design the site plan according to city requirement leaving 15 ft extra on front side for
right of way. Can you look at this site plan and see this will work for city before we start drawing full set
of plan.

Paresh,
I apologize for not looking at this sooner. I have glanced at it and it seems in general that the concept
may work. I noticed the end islands on the north end of the building are not full size and I'm not sure
about the length of the drive aisle down to the dumpster being ok, if there are sanitation or fire concerns.
There are likely other things that may come up as part of a full review. As for the building, I do not
believe there are two types of architectural elements every 45'/60'. There may still be some things to
work out but I believe that what you are proposing will be able to be revised and ultimately approved.

Dear Ms. Lorden:
This letter is to inform you that the above referenced property has received an administrative adjustment
of two (2) parking spaces from the number of spaces required by the Unified Development Ordinance,
Article 7,Section 2, Off-Street Parking Standards (a 3%adjustment).
According to the Unified Development Ordinance Section 3.15, the Administrator has the authority to
authorize adjustment of up to 10 percent from any numerical zoning standard set forth in Articles 5, 6, or
7 of the Unified Development Ordinance. To approve the application for an administrative adjustment,
the Administrator shall make an affirmative finding that specific criteria, as outlined in Section 3.15.E of
the Unified Development Ordinance,have been met.
The Administrator has found that:
Granting the adjustment will ensure the same general level of land use compatibility as the otherwise
applicable standards because_the amount of the adjustment is negligible and will not significantly alter
the intensity of the land use;
Granting the adjustment will not materially or adversely affect adjacent land uses or the physical
character of uses in the immediate vicinity of the proposed development because the land use is
confined to one lot;and
Granting the adjustment will be generally consistent with the purposes and intent of this UDO owing
to the fact that the reduction of two parking spaces is negligible.
