A monolithic curb is required. Please see the Site Design Standards. 2. The buffer wall is required to extend the length of the property line. Staff cannot allow a variation to this requirement. The Design Review Board may hear a waiver request, if you wish. 3. Please include the caliper (min. 1.25") for a single cane for non-canopy trees. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. The proposed contours shown on the grading plan appear to be incorrect. 3. Please show a junction box at the proposed tie-in to the 60-inch storm sewer pipe. 4. Please adjust 18-inch storm sewer pipe to match soffits with 60-inch storm sewer pipe. 5. Please provide detail of detention pond sump pump. 6. Engineer's Cost Estimate needs to be specific about what sizes, materials, etc. are required for the project. Please revise. 7. The Engineer's Cost Estimate, Drainage Report, and Water/ Wastewater Report need to be signed and sealed by the engineer. 8. Water Report— It appears that the maximum velocity of"12.6 gallons per minute" is an error. Please revise. 9. Water Report — It appears that the "100 gpm" fire hydrant flow requirement is an error. Please revise. 10. Water Report — It appears from your fire flow calculations that you are exceeding the maximum velocity of 12 fps. Please verify. 11. Water Report — Please clarify how you obtained your "Q" values for the fire and domestic flow calculations. 12. Drainage Calcs — Please show the flow path for the emergency overflow. 13. Drainage Calcs — Please clarify where the "C" values used in pre- and post-development calculations came from. 14. Drainage Calcs— Please clarify how you got your final release rate. 15. Please correct. v The minimum end island size is 180 square feet. X Are the number of breaks in the curb shown adjacent to the detention pond needed? „4 Parking spaces that are only 18' in length require a minimum clear space of 2' at the end of the space. The parking spaces adjacent to the detention pond will not have the minimum clear space because screening is required around the detention pond area. "Compact" parking spaces are not permitted. 18-foot spaces are permitted, but cannot have a wheel stop and must have 2' clear space at the end of the space. %,1 Interior parking islands are required in the interior parking rows. 180 sq ft. of area per 15 spaces. X Fire hydrant at the rear of the property does not appear to be accessible because it is located behind a dumpster enclosure. r.8Please provide the inside clear dimensions of the dumpster enclosure — minimum 12'X12'. ENGINEERING COMMENTS NO. 1 1. Please provide written response to all comments. 2. I am confused by your submittal. You seem to be basing your design with the widening of Wellborn Road being complete. I do not have start time for TxDOT's project. As proposed, you will need to wait until the widening project is complete, or design you site on existing conditions with allowance for their project. How are you coordinating this project with TxDOT's widening? Also, we need a total of four copies of plans for permit. Please submit an additional, or four revised to show culvert. 3. Access driveway to Wellborn shall be right-in, right-out only, due to a future raised median at this location. 4. Are you not proposing a culvert under the proposed driveway off Wellborn? As shown you will be blocking drainage in the roadside drainage ditch. 5. Provide sizing calculations for the culvert for you proposed driveway. 6. Driveway permit needs to include stormwater discharge and culvert sizing calculation information which was not provided. Your Driveway Permit will be forwarded to TxDOT once this information is provided and reviewed for completeness. Please show all existing and proposed public water mains and sanitary sewer lines in close proximity to this site. 8. The 6-inch waterline extending from Steeplechase Subdivision Ph.7 already serves one fire hydrant. We are concerned that an additional fire hydrant may produce excessive velocities. Please verify. 9. Please show existing and proposed contours on grading plan. 10. Please provide details on storm sewer tie-in in TxDOT ROW. Junction box will be required. 11. What is TxDOT's schedule for the storm sewer installation and your contingency plan since it appears that your site will be developing before the storm pipe gets there? 12. Please show all easements on utility plan. It's difficult to tell if all of the infrastructure is in appropriate easements. 13. Provide detail of sump. Structures are not allowed in a PUE. 14. Fire flow report must verify that the proposed fire hydrants will meet minimum flow, velocity, and pressure requirements as specified in the BCS Unified Design Guidelines. Please revise. 15. I am assuming there is a fire wall between Space A and Space B from the way the report provides the information. Please revise report to indicate the construction of fire wall that allows for the independent fire flow requirements. 16. Address discrepancy between wastewater flows provided in the report (125gpm) and the Site Plan (1.74gpm). 17. It appears that your pavement and curbing blocks the drainage flow path of the adjacent property. Please explain in your drainage report any negative impact on the adjacent property and any necessary mitigation. 18. Please provide drainage report. 19. Please submit erosion control plan. 20. Please provide Engineer's Cost Estimate for public infrastructure. 21. Please submit"Letter Acknowledging City Standards". 22. Include BCS Unified Details with Civil Construction Plans. 23.
