Please make a note that the existing trees within the 25' landscape easement will be barricaded. 2. FYI...On Lot 1R Landscape Analysis 7.5.C, staff calculations for landscaping frontage points was not the same as what is shown on the plans. 3. FYI... On Lot 2R Landscape Analysis 7.5.C, staff calculations for the total number of points required for the square footage was not the same as what is shown on the plans. 4. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. FYI - Please submit any easement dedication required by electrical. 2. FYI - The development permit for this site can not be issued until the construction documents for the proposed off-site drainage improvements have been approved. 3. FYI - The Certificate of Occupancy for this building will not be able to be issued until the off-site drainage improvements have been inspected and accepted by the city. All commercial sanitary sewer service lines should be 6-in. 4. Please add a note to the site plan stating that any existing landscaping along Copperfield Drive that is disturbed will need to be relocated and/or replaced somewhere along Copperfield Drive near these lots. 5. Drainage: a. Please submit drainage letter to explain which Crescent Pointe drainage report and common area accounted for this development. b. Please verify that the assumptions of the previous drainage report are consistent with the proposed site build out. c. Please document the status of the required drainage infrastructure noted to be "By Others". d. The development permit for this site can not be issued until the construction documents for the proposed off-site drainage improvements have been approved. e. The Certificate of Occupancy for this building will not be able to be issued until the off-site drainage improvements have been inspected and accepted by the city. Developer provides easements for electric infrastructure as installed for electric lines 3. If applicable, the following easements will be required: A 20' PUE from the switchgear at the NW corner to the transformer location. GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer to intercept existing conduit at designated transformers and extend as required. 4. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 5. Meter will be located on building. Conduit will be installed by others. Wire will be furnished and installed by CSU. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City). 8. Developer provides load data for project. 9. Reviewed by: Matt Robinson Date: March 24, 2008 LANDSCAPING/STREETSCAPING/BUFFER 1. The stated acreage translates to 39,204 sq. ft., not 39,066. Please revise. 2. With the adjustment in square footage, the points per sq. ft. is 1,176, and the total required landscape points is 3,469. 3. Streetscaping will be required along Crescent Pointe Parkway in addition to the required amount on Copperfield Parkway. 4. Please remove sign from landscape plan. 5. Trees planted by the City in the Landscape Easement will not count for landscape or streetscape points. 6. Please indicate adjacent land uses. 7. Proposed 4" DIA canopy trees are not shown in the landscaping legend. Please indicate show the size, type and number of trees in landscape legend. 8. Please remove the 3.5" and 2" DIA canopy trees and the 1.25" DIA non-canopy trees from the landscaping legend as they are not shown on the landscape plan. 9. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock (not loose), or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Note 2 on the landscape plan states: 100% coverage of ground cover, decorative paving, decorative rock, or perennial grass is required in parking lot islands, swales, and drainage areas, the parking lot setback rights-of-way, and adjacent property disturbed during construction. ADDITIONAL COMMENTS 1. The grading and erosion control plan has been revised to include storm drain pipe for the roof drain system. 2. The dumpster/AC enclosure size has changed from a 6' x 10' to 7' x 11'. The sidewalk width has changed from 5' to 3' on the west and east sides of the building, as indicated on the site plan, to allow for the change. 3. The barricades around the existing trees have been removed. These trees will no longer be utilized for landscaping requirements. 4. The grading and erosion control plan has been revised to include storm drain pipe for the roof drain system. 5. Island radiuses have been modified to allow for easy access throughout the site. The dimensions are indicated on the site plan. ENGINEERING COMMENTS NO. 1 ,Easement dedications to be submitted separately. Please consolidate site plans for Seidel Schroeder & Co and 2. Please indicate phase lines at the natural construction line. 3. Please show ownership and zoning of adjacent property. 4. The address of the subject property needs to be added to the Title Block. 5. Minimum rear setback from property line must be 15'. 6. Signs are required to have a separate permit, as the site plan noted. Please remove the sign from the submitted site plan. 7. In regards to sign placement, a sign can not be located within the 25' Landscape Easement. 8. For ease of locating, please add the property's zoning to the Title Block. 9. Staff was unable to locate the proposed bicycle parking required by the UDO, Section 7.9. 10. Please indicate driveway throat length. 11. Please consolidate the site plan and the dimensional plan 12. The existing trees in the 25' Landscape easement can not be calculated towards this project's landscape requirements. The trees were purchased and planted by the City of College Station. 3. The two trees being removed in the proposed drive ways area must be replaced within the 25' Landscape Easement. 4. Please show the proposed barricades around all existing trees. 5. Please show a barricade plan on the landscape plan. 6. Just a reminder that 50% of the landscape points required must be fulfilled by canopy trees. None of which may include the trees planted within the Landscape Easement.
