The site plans have been combined for Seidel Schroeder and Company and the Lawyers Title Company 2. The site plan now shows the limits of construction phase line to allow for each project site to be reviewed separately. 3. The adjacent property owner and zoning have been added to the site plan. The adjacent properties are owned by Cresent Point Holdings,Inc. and are zoned A-P. 4. The address of the subject property has been added to the title block. 5. The site plan now shows the minimum rear setback to be 15'. 6. The signs located in the 25' landscape easement have been removed. 7. For ease of locating the property's zoning has been added to the Title Block. 8. The bike racks have been added to the site plan. 9. The driveway throat length is 50' and has been added to the site plan. 10. The dimensions and fire lane striping have been added to the site plan. LANDSCAPING/STREETSCAPINGBUFFER 1. The site plan/landscape plan now shows a 5' wide landscape buffer adjacent to the 25' landscape easement. 2. The existing trees located in the 25' landscape easement will no longer be counted towards the landscaping requirements. The landscaping notes have been updated accordingly. The barricades around the existing trees have been removed. These trees will no longer be utilized for landscaping requirements. 5. No barricades will be installed. ADDITIONAL COMMENTS 1. In order to maintain City requirements with Streetscaping rules two parking spots have been eliminated. The parking lot now has 31 parking spaces which is greater than the required 30. 2. Seven (7) new 3.5" diameter canopy trees have been added to the landscape plan. The notes on the landscaping plan have been updated accordingly. 3. The grading and erosion control plan has been revised to include storm drain pipe for the roof drain system. 4. The dumpster/AC enclosure size has changed from a 6' x 10' to 7' x 11'. We have ended the sidewalk at the edge of the parking, as indicated on the site plan,to allow for the change. 5. Island radiuses have been modified to allow for easy access throughout the site. The dimensions are indicated on the site plan. Lawyers Title Company-08-00500064 PLANNING 1. The address of the subject property has been added to the title block. 2. The adjacent property owner and zoning have been added to the site plan. The adjacent properties are owned by Cresent Point Holdings,Inc., and are zoned A-P. 3. The stated acreage on the landscape plan has been revised to 0.89683 acres to translate to 39,066 square feet. 2. The required landscaping points is 3,464. 3. The landscape plan has been revised in accordance with Streetscaping requirements. The following changes have been made: a. The site plan/landscape plan now shows a 4' wide landscape buffer adjacent to the 25' landscape easement. b. The shrubs have been removed from the 25' landscape easement and placed in the 4' landscape buffer. c. The quantity of shrubs have been reduced from 104 to 79. The notes on the landscape plan have been adjusted accordingly. - d. Eight (8) new 3.5" diameter canopy trees have been added to the landscape plan. The notes on the landscaping plan have been updated accordingly. e. The existing trees located in the 25' landscape easement will no longer be counted towards the landscaping requirements. Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit.
