PLANNING
1. Please revise General Note 8, removing all the language after"building plot."
2. Please rename South Texas Avenue to Texas Avenue South.
3. The existing ROW for Harvey Mitchell Parkway appears to be less than the 100' shown on
the plat. The ROW width for a Major Arterial is 120'. Please resolve the discrepancy of the
existing width and provide dedication of half of the width necessary to obtain a 120' ROW.
4. There appears to be a discrepancy between the measured calls and plat calls. This
discrepancy will need to be resolved with the final plat.
5. Please note that the dedication of joint access and cross access to other non-residential
properties will be required with the development of this site. This may be performed by a
separate instrument at the time of site plan or may more easily be accomplished by
dedication through platting.

ENGINEERING COMMENTS NO. 1
1. Please verify width of gas pipeline easement, as it is inconsistent with construction plans.
2. The proposed 15-ft PUE should only be for proposed public infrastructure, and not smaller
service lines or fire suppression lines to buildings.
3. Please verify that all proposed meters, fire hydrants and fire suppression isolation valves
have been located within an easement.
4. PUE width of 20-ft is required along property lines abutting undeveloped property.
5. It does not appear that the depiction of the Floodplain and Floodway is consistent with
FEMA FIRM Panel 144c, please revise. It appears that the existing Floodway encroaches
the property more than was illustrated on this plat.

1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for each riser pole. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes as per City specs and design (pull boxes provided by the City).
8. Multiple meters fed from a common transformer will be grouped together.
9. CSU will furnish and install service wire.

TEXAS DEPARTMENT OF TRANSPORTATION
1. Access driveways to Texas Avenue must meet TxDOT's current "Regulations for Access
Driveways to State Highways." Regulations are primarily based on posted speed limits and
distances between proposed & adjacent access points. Where the posted speed limit is 40
MPH or more the required spacing between access points is 305'. Where the posted speed
limit is 45 MPH or more the required spacing between access points is 360'. Appropriate
data, including drainage will be required for any future work/permits in the ROW @ this
development site.
