The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, April 14, 2008, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, May 15, 2008 , 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One (1) 24"x36"copy of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to mtrevino@cstx.gov. Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Also attached is a certified tax certificate for this project that was not previously submitted. Revisions to the plat include adding owners to the title block. The digital file and a signed mylar will be submitted upon final approval. Also attached are our Response to Staff Review Comments and 2 copies of the revised waterline drawings. Response to Staff Review Comments No. 1 Saddle Creek Subdivision, Phase 7A FP-Replat 08-00500058 Planning comments dated 3/12/2008;Engineering comments dated 3/14/2008 Planning 1. The application is considered incomplete due to lack of a tax certificate for Phase 7A. Response:A tax certificate is attached. 2. Please provide the Planning and Development Services Department with a Mylar of the Final Plat, as stated above. Response: The mylar will be submitted once final approval is received. 3. Please include Charles Gilman, John Maliey and Jennifer Todd as owners in the title block. Response: These have been added. Engineering 1. Please provide written response to all comments. Response: See below. 2. A minimum 14-inch steel encasement with 3/8-inch wall thickness is required for 6-inch pipes. Response: The encasement size has been revised to 14-inch. 3. Please show proposed ground as bury depth of pipes cannot be determined otherwise. Response: The proposed ground has been added at roadway and ditch crossings where changes to the existing ground elevations are anticipated. In locations where the water line lies in an easement adjacent to the ROW, the existing ground elevation will not change as a result of this construction. In these locations, these existing ground and proposed ground elevations are the same. 4. Please provide revised water design report. Response: We understand that the City now how this report in their possession. 5. Verify ownership of drainage and slope easements. Plat notes they are private, but construction plans indicate public ownership. Response: The ownership of the drainage and slope easements are correctly noted. The only public drainage and slope easement is on Lot 72R, which was requested by Brazos County due to the culvert structure under Saddle Creek Drive. This public easement is also noted on the Final Plat of Phase 1. The other drainage easements on the construction plans and plat are private. 6. The profile for Waterline W-2 is labeled as having 3-inch and 6-inch line but only 3-inch line is shown graphically. Please verify. Response: Waterline W-2 is a 3"line. The note has been revised accordingly. 7. In the plan view for Waterline W-2 the 45° bends at Station 1+51.10 and Station 1+53.10 appear that they are 3"x45 . Please verify. Response: The bends are 3"x45"bends. The note has been revised accordingly. 8. Depending on placement of the residence on Block 2, Lot 86, provisions may need to be made for fire protection. Response: Fire hydrants and larger line sizes have been added on both cul-de-sacs to allow coverage at the rear of the end lots. 0 9. Please verify that there is enough buildable area outside the drainage areas for septic systems on lots 72R, 84, and 82. Response: The developer has checked each lot for buildable area and OSSF sprinkler locations.
