Please add the zoning of the subject property and all abutting properties. 2. Please add the square footage of the existing structure to the site plan. 3. It appears that the building is encroaching into the side street and rear setbacks. If you would like to proceed with this configuration, then you will need to request two variances from the Zoning Board of Adjustment. If not, please reduce the size of the new structure to fit within the setbacks. 4. Please add the height of the building to the site plan. 5. Please be aware that according to the UDO Section 7.1.H Height, the structure shown 15 feet from the property line adjacent to single family or townhouses can only build to a height of 7.5 feet. In order to build to the proposed eave height of 8 feet, the structure will need to be built 16 feet from the adjacent residential property line. 6. According to staff's calculations and rounding up, 9 parking spaces are required for this building. Please make the adjustment accordingly. 7. Please remove the location of the monument sign from the site plan. 8. According to Section 7.9.B Non-Residential Architectural Standards, two different design elements are required for every 45' of façade facing a right-of-way and every 60' for all other facades. It does not appear that any design elements are being provided to meet that requirement. 9. Section 7.9.B..5 Pedestrian/Bike Circulation & Facilities requires that each building shall provide a facility capable of storing a minimum of four bicycles. Please provide such an area on the site. 10. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right-of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 11. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Crissy Hart Date: February 1, 2008 LANDSCAPING/STREETSCAPING/BUFFER 1. According to Section 7.6 Buffer Requirements, a minimum 1.25" non-canopy tree is required per 15' of buffer and a minimum 2" canopy tree per 25' of buffer. Staff is only able to account for the non-canopy trees. Please provide the required canopy trees for the buffer area. 2. Please be aware that the plantings, both existing and new, in the buffer yard cannot be counted toward the landscape point total. 3. It is difficult to tell how the landscaping is being provided with this legend. Please see Section 7.5.E.9 and revise the landscape legend accordingly. 4. According to Section 7.5.C.4 of the UDO, every project must expend a minimum of 50% of its point total on canopy trees. Please verify that you are meeting this requirement. It does not appear you are providing any canopy trees. NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal letter and"bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City,will constitute a completely new review. Page 2 of 3 5. It appears that you would like to protect the existing trees on the site. Please be aware that before a development permit can be issued for construction, the appropriate fencing must be up for staff inspection. 6. Staff calculated that there are 235 linear feet of frontage on a right-of-way which would result in an additional 1,410 points rather than the 912 points as shown on the site plan. Please adjust the landscape legend accordingly. 7. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS 1. Engineering has not made comments yet. We will forward them to you when they are complete. GENERAL ELECTRICAL COMMENTS 1. Based on plans reviewed no electrical comments can be made at this time. 2.
