NOTICE OF PUBLIC HEARING
This is a courtesy notification from the Planning & Development Services
Department. You are receiving this notification because your neighborhood is
registered in the Neighborhood Partnership Program and you are the main
contact. Please pass this notification on to members of your association. The
stated public hearing concerns property in proximity to your neighborhood.
The City of College Station is considering a COMPREHENSIVE PLAN AMENDMENT
request for the following property:

Subject Property: 3690 LONGMIRE DR

Proposed Zoning/Use: Single-Family Medium Density to Retail Neighborhood
and Office
The Planning and Zoning Commission will hold a public hearing on Thursday,
April 17, 2008 at 7:00 p.m. to consider the request. The City Council will also
hold a public hearing to consider the request and the Commission's
recommendation on Thursday, May 8, 2008 at 7:00 p.m. The public hearing(s)
will be held in the City Hall Council Chambers located at 1101 Texas Avenue,
College Station, Texas.

I apologize for the delay. Below are my responses to the questions stated in your June 22, 2006 letter:
1. Yes, there must be a street connection through the portion of the property abutting Dove Crossing to
Longmire, regardless of the land use. The Subdivision Regulations do not allow for dead end streets (will be a
street stubbed out in Dove Crossing that needs to be extended into this property).
2. If non-residential land uses are proposed, staff would prefer that they be located across Longmire from other
non-residential uses, instead of across from an existing single-family development.
3. Based on land use policies and the pattern of surrounding existing development, some portions of the
property should be developed as residential.

now the Developer, Tony Jones, does not want to remove the 2 proposed streets he had, just add the 1 in the
middle of that block. attached is a sketch, This option should not require any modifications to Phase 8. No
variance should be required. Do you still want to take a Preliminary Plat to P&Z?
Carol, we can discuss this at the 2:00 meeting tomorrow if that is OK.

The plat will have to go back before the P&Z. The block length variance would need to be specifically defined
as one street connection is going away and one being moved. Let me know if you have questions!

Carol/Jennifer,
the owners of the adjacent tract on the east side of Dove Crossing, JK Development, met with the Dove
Crossing developer and want the connection to their property near the center of the tract as shown on the
attached sketch. I have also revised the plan to eliminate the connections to the tract to the north and the
connection to east as previously approved. I have attached a sketch of the Preliminary Plat for your use.
The distance between street intersections is also shown on the sketch.

SUBJECT: LONGMIRE DR.— Comprehensive Plan Amendment & Rezoning
Staff reviewed the above-mentioned Comprehensive Plan Amendment & Rezoning as
requested. The Comprehensive Plan Amendment (CPA) has been scheduled for the next
available Planning & Zoning Commission (P&Z) meeting on April 17, 2008. Because the City
Council must first approve the CPA before the Rezoning can be considered, the Rezoning is
scheduled for the May 15, 2008 P&Z meeting. Both meetings will be held at 7:00 p.m. in the
City Hall Council Chambers, 1101 Texas Avenue:
