DONE The correct zoning is indicated for all abutting properties. 2 DONE The legend explaining the line styles used on the drawing was improved to include _ f lines not specifically labeled on the drawing. 1/ DONE The parking spaces along the northwest property line were move 1 foot into the property to increase the landscaped area to the 4 foot minimum. 4V6ONE The electric transformer is actually an underground electric vault. The proposed islands still provide the additional square footage needed. No additional islands are necessary. (Note: If the 16 parking spaces along the northwest property line are included in the calculations as well, the proposed islands still provide for the additional square footage. ONE Through many discussions with Josh Norton and other staff members, an over-the- surface drainage plan was approved. As requested by the City, the outlet flume was flared and an additional channel under the sidewalk along Southwest Parkway was added. FIRE ZONE All curbs adjoining fire lane will be painted. Because fire lanes are not continuous, a sign stating "FIRE LANE: DESIGNATED PARKING ONLY" will be installed at the entrance on Southwest Parkway if one does not already exist at this location. Please add the zoning of subject property and all abutting properties to the site plan. 2. Provide a legend explaining all dashed lines. This will help to clarify the property details. 3. According to Section 7.2.C.2 of the UDO, an 18-foot paved space may be utilized where the space abuts a landscaped island with the minimum depth of 4 feet. It appears that parking spaces along the western property line measure 18 feet but only have a 3 foot landscaped island between the back of curb and property line. The extra foot can be picked up by reducing the 24 foot center drive aisle to 23 feet and shifting the western parking spaces over 1 foot. 4. Screening is not shown for the electric transformer. 5. Please show an irrigation plan, or make a note on the site plan explaining that irrigation will be provided to all new plantings. 6. Please clarify what the Truck Washout area includes. If there will be equipment involved, please provide screening details. 7. There appears to be an existing curb going through the entrance to this new property. Please revise this issue or label correctly. 8. Please indicate the height of the perimeter fence. 9. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. Reviewed by: Crissy Hartl and Lauren Hovde Date: March 7, 2008 LANDSCAPING/STREETSCAPING/BUFFER 1. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. 2. Please provide the type and species for all proposed plantings. 3. 100% of property must have some kind of groundcover. Please clarify what type of groundcover will be used. 4. Southwest Parkway is a minor arterial and requires only 1 canopy tree for every 32 feet. Your legend shows 1 canopy tree for every 25 feet. 5. Please round up on all landscape calculations. 6. There is not enough shrub screening on the southeast side. There should be 1 plant per 3 feet of parking area. 7. The 13 parking spaces on the northeast side should be calculated into the interior spaces. Therefore, a total of 588 feet of interior island space is required for the 59 interior spaces. 8. Please confirm that there are 150 shrubs, as indicated, on the site plan. Irrigation system must be protected by a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS NO. 1 1. Please revise drainage plan to utilize the existing adjacent inlet box. The proposed flows released from the detained area may be collected with an inlet and piped into the back side of the inlet box. This option should create less long term maintenance issues. Please provide detail for pipe to inlet box connection similar to, "Standard Manhole Tie-In" S1-03. Reviewed by: Josh Norton Date: March 5, 2008 FIRE 1. Fire Lane Markings for the site require all curbs and curb ends shall be painted red with four (4) inch white lettering stating "FIRE LANE - NO PARKING —TOW AWAY ZONE". Wording may not be spaced more than fifteen (15)feet apart. In areas where fire lanes are required, but no continuous curb is available, one method shall be used, in conjunction with the curb markings to indicate that the fire lane is continuous: Option #1, A sign twelve (12) inches wide and eighteen (18) inches in height shall be mounted in a conspicuous location at the entrance to the property. Sign shall be mounted between four(4)feet and no higher then five (5)feet above grade level as measured from the top of the sign.
