THIS IS TO CERTIFY: That we have examined the records of the County Clerk of Brazos County,Texas as they
are reflected in the geographically indexed title plant of University Title Company as to the following property,to-

Being two tracts out of and a part of River Oaks Subdivision, City of College Station, Texas,
according to plat thereof recorded in Volume 8194, Page 181 of the Official Records of Brazos
County,Texas;and being further described as:

Metes and bounds description of all that certain tract or parcel of land lying and being situated in
the Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas. Said tract
being a portion of a called 12.97 acres tract as described by a Deed to Starfish Development-River
Oaks, L.P., recorded in Volume 8130, Page 282 of the Official Public Records of Brazos County,
Texas.
Said tract being more particularly described by metes and bounds as follows:
COMMENCING at a 1/2 inch iron rod found on the northwest line of Holleman Drive (80'
R.O.W.)marking the south corner of said 12.97 acre tract and the east corner of a called 8.21 acre
tract as described by a Deed to Rose-Arbors, L.P., recorded in Volume 3780, Page 244 of the
Official Public Records of Brazos County,Texas;
THENCE: N 49°28'20" W along the common line of said 12.97 acre tract and said 8.21 acre tract
for a distance of 338.62 feet to the POINT OF BEGINNING of this herein described tract;
THENCE: N 49°28'20"W continuing along the common line of said 12.97 acre tract and said 8.21
acre tract for a distance of 124.40 feet to a 1/2 inch iron rod found marking the north corner of said
8.21 acre tract;
THENCE: S 42°08'02"W continuing along the common line of said 12.97 acre tract and said 8.21
acre tract for a distance of 44.99 feet to a 1/2 inch iron rod found marking the east corner of the
remainder of a called 12.18 acre tract as described by a Deed to Lacour Investments,recorded in
Volume 398,Pae 768 of the Deed Records of Brazos County,Texas;
THENCE: N 49°37' 16" W along the common line of said 12.97 acre tract and said remainder of
12.18 acre tract for a distance of 140.29 feet to a point marking the most westerly corner of this
herein described tract;
THENCE: through said 12.97 acre tract for the following calls:
N 36°37'49"E for a distance of 218.22 feet to a point;
S 82°55'53"E for a distance of 546.07 feet to a point;
N 47°07' 11"E for a distance of 145.24 feet to a point;
S 68°34'52" E for a distance of 50.79 feet to a point;
N 87°19' 14"E for a distance of 147.88 feet to a point;
N 83°12'01"E for a distance of 47.33 feet to a point;
S 29°05' 05" E for a distance of 24.24 feet to a point marking the beginning of a counterclockwise
curve having a radius of 1045.00 feet;
Along said curve 10.00 feet from and parallel to the northwest line of Holleman Drive through a
central angle of 19° 17' 16" for an arc distance of 351.78 feet (Chord bears: S 51° 16' 17" W -
350.12 feet)to the ending point of said curve:
S 41°38'40"W 10.00 feet from and parallel to the northwest line of Holleman Drive,for a distance
of 41.15 feet to a point;
N 48°21'21"W for a distance of 78.33 feet to a point;
N 82°53'41"W for a distance of 303.78 feet to a point;
S 41°38'35" W for a distance of 211.07 feet to the POINT OF BEGINNING containing 3.675 acres
of land,more or less.

Metes and bounds description of all that certain tract or parcel of land lying and being situated in
the Morgan Rector League, Abstract No. 46, College Station, Brazos County, Texas. Said tract
being a portion of a called 12.97 acre tract as described by a Deed to Starfish Development-Rive
Oaks, L.P., recorded in Volume 7596, Page 257 of the Official Public Records of Brazos County,
Texas.
Said tract being more particularly described by metes and bounds as follows:
COMMENCING at a 1/2 inch iron rod found on the northwest line of Holleman Drive (80'
R.O.W.)marking the south corner of said 12.97 acre tract and the east corner of a called 8.21 acre
tract as described by a Deed to Rose-Arbors, L.P., recorded in Volume 3780, Page 244 of the
Official Public Records of Brazos County,Texas;
THENCE: N 49°28'20" W along the common line of said 12.97 acre tract and said 8.21 acre tract
for a distance of 262.31 feet to the POINT OF BEGINNING of this herein described tract;
THENCE: N 49°28'20"W continuing along the common line of said 12.97 acre tract and said 8.21
acre tract for a distance of 76.31 feet to a point,for reference a 1/2 inch iron rod found marking the
north corner of said 8.21 acre tract bears: N 49°28'20"W for a distance of 124.40 feet;
THENCE: through said 12.97 acre tract for the following calls:
N 41°38'35"E for a distance of 211.07 feet to a point;
S 82°53'41"E for a distance of 91.56 feet to a point;
S 41°27'08"W for a distance of 261.49 feet to the POINT OF BEGINNING containing 0.412 of an
acre of land,more or less.
