PLANNING
1. The entrance drive curves must have radii of at least 25'. This comment is referring to
the entrance onto the property from Copperfield Parkway. Please call if you have any
questions.
2. The entrance drive must be striped for fire lane. We apologize This note was
miscommunicated on the last staff comments.
3. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled"
on your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review.

PLANNING
1. Thank you for making the change from bull rock to stamped concrete on the landscape
plan. We did notice that one area was left as Bull Rock, which is not permitted as a
loose ground cover. It may be used if it is cemented into the concrete for design.
2. Please increase the radius of curb returns to a minimum of 25' at the entry drive.
3. More detail is needed for the screening of roof machinery. The description of a
perforated metal is unclear.
4. Please show screening for the parking spaces behind the maiden grass and dwarf
yaupons at the front entrance (minimum height is 3').
5. I believe that there are two trees being removed for driveway construction (as shown on
site plan), however I can only located one tree replacement on the landscape plan.
6. Topography is not shown on either the landscape plan or the site plan.
7. Detention screening should resemble parking screening at 1 shrub every 3'. The
thoughtful design of the screening is attractive.
8. The bypass lane for the drive-thru must be a minimum of 12'.
9. Note 36 could note be located on the site plan.
10. Please stripe the drive way on the south side of the property as fire lane.

1. If the City of College Station sanitation services are not being utilized due to the use of a
private disposal company, the minimum fee according to city ordinance is $13.00 per
month.

PLANNING
1. This property and Lot 1 R-1 of the Crescent Pointe Phase 4 are considered one building plot
for the purposes of signage and non-residential architectural standards. Please add a note
to the plans.
2. Please put the legal description in the title block.
3. The south and east facades are not meeting the minimum articulation requirements found in
Section 7.9.B.2 of the Unified Development Ordinance. Two different design elements are
required for every 60' (or less) wall section.
4. Section 7.9.B.2 also requires roof articulation on the north elevation.
5. Please provide color samples or color names (based on Sherwin Williams' naming) of the
pre-cast stone and stucco.

1. Please include the legal description of the property and the total site area in the title block.
2. Please indicate scale using the stand engineering scale, i.e.: 1"=20'.
3. The zoning on the site plan could not be located, can you please make that more clear?
4. All building setbacks and sidewalks must be identified on the site plan.
5. Please provide the width of the Copperfield R.O.W.
6. Please include the full legal name of all easements on the property, including the volume
and page in which they are recorded.
7. Please move the water and sanitary legend to the site plan and include minimum water
demands.
8. A bypass lane for the drive thru is required.
9. Please show location of utilities on the site plan.
10. Please indicate detention pond and utility connection point screen details in compliance with
UDO 7.9.H.1.
11. The distance between neighboring driveways has not been shown.
12. Please remove the sign from the site plan, or make a note on site plan that signs require
separate permit and review.
13. Monolithic curbing is required, please show detail. Knock-off curbing may be used where
drives may be extended in the future. Please indicate the type of curb used in each area.
14. Will the existing median trees be relocated? Please provide detail.
15. Please indicate the radius of all curb returns.
16. Please indicate how this development will dispose of solid waste. No dumpster is shown on
the site plan.
17. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.

LANDSCAPING/STREETSCAPING/BUFFER
1. Please provide the height for the parking screening. The minimum is 3".
2. On the frontage, there should be 1 shrub per 3' in front of the parking spaces.
3. Please include the ownership and zoning of this and adjacent properties on the Landscape
Plan.
4. Show and identify all easements on Landscape Plan.
5. Existing canopy trees planted by the City, along Copperfield Parkway, do not count toward
total point calculation or required streetscape.

6. Any trees located within the landscape easement that will be taken out to construct
driveways must be replaced somewhere within the landscape easement. Please show
replacement location.
7. Show topography and grading on Landscape Plan.
8. Please indicate the size (caliper inches) of proposed non-canopy trees measured in a single
cane.
9. What will be used to landscape the interior of the detention pond, i.e.: lawn?
10. There are 12 crepe myrtle plants displayed on the plan, and only 11 are in the legend.
11. Please remove the sign from the Landscape Plan, or make a note on the plan that signs
require separate permit and review.
12. Please remove landscaping/improvements from the landscape easement.
13. Please provide screening for the detention pond.
14. Provide a general note that 100% coverage of groundcover, decorative paving, decorative
rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the
parking lot setback, rights-of-way, and adjacent property disturbed during construction.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
ENGINEERING COMMENTS NO. 1
1. FYI - Construction of the on-site sanitary sewer main located along the western property line
will need to be constructed and accepted prior to the First Victoria project receiving CO.
2. FYI — Although it is proposed to be constructed by the developer, the construction of the on-
site detention facility, as well as the off-site down stream drainage swell will need to be
constructed and accepted prior to the First Victoria project receiving CO. This includes all
associated erosion control measures.
3. FYI — Although it is proposed to be constructed by the developer, the joint access drives
must be constructed and accepted prior to the First Victoria project receiving CO.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer to intercept existing conduit at designated transformers and extend as required.
4. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
5. Developer pours transformer pad(s) per City specs and design.
6. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido(�cstx.gov.
7. Developer provides load data for project. Transformer lead time is approximately 40 weeks.
This information is needed as soon as possible to avoid delays in construction.
