Re: Preliminary Plat Application for Rock Prairie Marketplace
Dear Members of the Planning & Zoning Commission:
Please allow this letter to serve as my client's request for a variance to Section 8-J.2 Blocks of the
City of College Station subdivision regulations. Accompanying this letter was my firm's check in the
amount of$100.00 as the variance application fee. In support of this application, please consider
the following facts which correspond to the four (4) criteria listed in Section 5 A 1-4 of the City
subdivision regulations.
1. The tract in question is part of a 59.7 acre tract intended to be a shopping center with
internal circulation. Even if not allowed to develop in this way,the portion of the property in question
will have two (2) driveway accesses to State Highway 6 and one (1) access to Rock Prairie Road.
2. This variance is necessary so that the property may be utilized in conformity with its
current zoning and the current comprehensive plan.
3. The variance will not be detrimental to the public, health, safety or welfare because
there are substantial regulations at the site plan stage and TxDOT's driveway permitting process
that will protection against such occurrences.
4. The balance of the property will continue to be developed in phases and will be
accomplished in an orderly fashion.
In addition, the City's thoroughfare plan provides for the public roads it deems appropriate in this
area and they will be constructed as the development continues. The development regulations
requiring cross access between tracts will be observed. In conclusion,the adverse impact of having
more than 800 feet without the break of a public street in a large commercial subdivision will be
mitigated by driveways, internal circulation, regulations requiring cross access and the
thoroughfares mandated by the City's thoroughfare plan.

Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. These comments will be
taken as a condition of the preliminary plat, which is scheduled for the next available Planning
and Zoning Commission meeting scheduled for March 20, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Once your item has been scheduled for the P&Z meeting, the agenda and staff report can be
accessed at the following web site on Monday the week of the P&Z meeting.

Staff reviewed the above-mentioned Preliminary Plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, March 3, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for March 20, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24" x 36" copy of the revised Preliminary Plat; and
Nineteen (19) 11" x 17" copies of the revised Preliminary Plat.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed, your project will be pulled from the scheduled Planning & Zoning
Commission agenda. Your project may be placed on a future agenda once all the revisions
have been made and the appropriate fees paid. Once your item has been scheduled for the
