It is Staff's understanding that Phase 2C, the future realignment of Arrington Road, is no longer being added to the Preliminary Plat but will remain part of Phase 2A. Please confirm and revise. 2. Please include the Wellborn Water Supply Corp. tract by Phase 5 in the plat. 3. Please confirm that it is your intent to be placed on the July 19th P&Z meeting. Proposed private drive (access easement) on SH6 must be a minimum of 500 feet from intersection with SH40 and accommodate a deceleration lane. 2. Once "Old Arrington Road" is re-aligned, future access to the current Arrington Road from SH 40 will be limited to right-in—right—out only and will require a deceleration lane. TxDOT driveway permit will also be required. 3. The ROW associated with the "spur" of Arrington Road extension to the Old Arrington Road should be realigned in accordance with the previously approved Preliminary Plat such that it is a "through movement" from the new alignment of Arrington Road toward Hwy 6. FYI, if the developer anticipates a plan that the spur needs to be aligned in the proposed manner, staff requests additional information to consider that as an option. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer installs streetlights as per City specs and design. 7. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to bread@cstx.gov. 8.
