See attached revised Preliminary Plat. ENGINEERING 1. Please note the reduction in the conservation buffer from 100 feet to 50 feet at the northwest corner of the lot. We have several lots that have similar topographic conditions that have constructed approved septic systems. It should not be a problem. With the new conservation buffer, there is almost an acre of unencumbered land for use of building both the home and the septic. If the final site layout necessitates adjustment, the HOA is willing to grant the builder a small variance to the conservation buffer. 2. The Developer believes there is adequate room to build the proposed home and septic system on the lot. ELECTRICAL 1. Do the contour and easement encumbrances on the proposed lots leave enough acreage for septic system? 2. Note 8 indicates a 50' Drainage Buffer on all drainage ways. This plat is in the College Station ETJ, but is out of the College Station Utility electric service area.
