Applicant: Steve Arden, developer Staff Recommendations: Staff recommends approval of the final plat with the condition of Staff Review Comments Item Summary: The applicant is proposing to plat the subject property to continue the single- family residential development in this area. Comprehensive Plan Considerations: The subject property is identified as Single Family Residential — Medium Density on the City's Comprehensive Land Use Plan. Eagle Avenue is identified as a Minor Collector on the City's Thoroughfare Plan. The proposed plat is in compliance with the Preliminary Plat and the City of College Station Comprehensive Plan, Unified Development Ordinance, and Subdivision Regulations. Item Background: The subject property was annexed into the City limits in 1995 and subsequently zoned A-O, Agricultural Open. The property was rezoned in 2003 to R-1, Single Family. The property is part of the Edelweiss Gartens subdivision which has been platting since 2003. Recent development activity in this area includes the platting of Southern Trace, Sonoma, and Phase 12 of Edelweiss Gartens. Additionally, a rezoning request for R-1, Single Family was recently approved by the City Council along Renee Lane. Budgetary & Financial Summary: None Related Advisory Board Recommendations: Parkland Dedication of 13.6 acres for the entire Edelweiss Gartens has previously been dedicated with Phase 8. A Parkland Development Fee for 47 single family lots has been administratively approved. Commission Action Options: The Commission has final authority over the final plat.
