ENGINEERING COMMENTS NO. 1
1. Please provide water and sanitary sewer system reports, if previously submitted please
provide the phase number it was submitted under.
2. Please provide letter acknowledging City Standards (sample found on bcsunited.net).
3. Please illustrate the separation between the parallel storm and sanitary main along Lots
19 thru 21 on Passendale Lane. Please verify that additional easement is not needed
and the appropriate separation exists.
4. (Sheets 4 thru 8) Please check for areas needing structural backfill and label
accordingly.
5. (Sheets 4 thru 8) Please check for shallow areas needing additional cover. Based on
the proposed bedding detail it does not appear that the proposed depth of pipe with
work, especially in pavement or structural areas.
6. (Sheets 4 thru 8) Round storm sewer junction boxes are not allowed in the BCS Design
Guidelines; please see Comment 2 for special designs.
7. (Sheets 4 thru 8) Pre-cast storm sewer junction boxes are not allowed in the BCS
Design Guidelines; please see Comment 2 for special designs.
8. (Sheet 6) Please check separation with waterline between manholes 64 and 65, one to
two feet of separation would be preferred.
9. (Sheet 7) Please check separation with waterline near manhole 19, one to two feet of
separation would be preferred.
10. (Sheet 8) Please check separation with waterline near manhole 37 and 40, one to two
feet of separation would be preferred.
11. (Sheet 12) Sewer line SE-5 needs a cleanout.
12. (Sheet 15) It appears that the lots at the far end of Roucourt Loop exceed 500-ft from
the nearest hydrant on Lambermont Drive.
13. Please submit NOI.

PLANNING
1. Plat does not close.
2. Subdivision boundary should not include the area excluded from the recent preliminary plat.
Reserve tracts are not permitted. Please remove this area from the plat and revise t he
subdivision boundary.
3. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
4. The construction documents, reports and final plat are still under review by engineering and
may affect the plat.

GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:
sweido@cstx.gov.
9. Developer provides load data for project.
