SUBJECT: DOVE CROSSING PH. 8 (FP) - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday June 4, 2007 at 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for Monday, June 18, 2007 at 7:00 p.m. At the College Station Conference
Center, Room 101, located at 1300 George Bush Drive.
One (1) 24"x36" copies of the revised final plat;
Sixteen (16) 11"x17" copies of the revised final plat;
Parkland Dedication in the amount of $4356 must be submitted prior to the
filing of the final plat; 5
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

ENGINEERING COMMENTS NO. 2
1. I realize that the Fire Flow Report was previously approved with Phase 1; however, the
flow requirements have changed to 1000 gpm per hydrant in residential subdivisions. As
this is a health and safety issue, provide an addendum to the report showing that the
system meets current flow requirements as this is what will be tested for in the field prior
to acceptance.
2. As now phased, does the existing system with the addition of Phase 8 meet fire flow
requirements?
3. For the temporary turnaround as proposed on the construction plans, a temporary public
access easement will need to be dedicated by separate instrument. Striping and/or
signage will also be required to prevent parking in turnaround.

Planning
1. The metes and bounds description does not close.
Response: The descriptions have been adjusted to close.
2. Please include the total number of lots in the title block. The application indicates 51 lots, the
title block implies only 50. Is this because of the A/B lots you have proposed?
Response: The number has been revised accordingly.
3. Each lot should have a unique lot number. Please renumber your lots to remove the A/B lot name
proposed. This generally implies a replat or amended plat and can be confusing.
Response: The lots in Block 6 have been renumbered to eliminate the A/B lots.
4. Need temporary turn around and(at) the northern end of White Dove Trail.
Response: This developer does not own the property beyond the limits of White Dove Trail.
Therefore, any temporary turn-around would have to be placed on platted lots within the
subdivision, or the developer would have to secure a temporary easement from the adjoining
property owner. A note has been added to the plat that building permits for Lots 16 and 17 in
Block 6 cannot be issued until such time as a temporary turn-around is constructed or White
Dove Trail is extended as part of the development of the adjoining property.
5. 20' P.U.E.s required adjacent to unplatted property.
Response: The easement adjacent to the unplatted property in Block 6 has been increased to 20'.
For Lot 16, this increase severely limited the area on which a house could be built. In order to
compensate, the following adjustments have been made:
• The lot widths for Lots 16-24 have been adjusted from the original submittal.
• The water line extension across from the alley has been moved to the 20 ft easement on
Lot 16. This line will still serve the undeveloped property to the east of Dove Crossing,
Ph 8.
• The original 20' easement across from the alley has been reduced to 15' since it now
only contains an electrical line.
6. Remove note #2 if it does not affect this tract.
Response: This note has been deleted. \ • f VCIA
7. Note#4 is unnecessary.
Response: This note has been deleted.

8. Please note that any changes made to the plans, that have not been requested by the City of
College Station, must be explained in your next transmittal letter and "bubbled" on your plans.
Any additional changes on these plans that the City has not been made aware of will constitute a
completely new review.
Response: The changes made to the plat and the construction plans are a result of the comments
described here. No other changes have been made with this submittal.
9. The construction documents and reports are still under review and may affect the plat.
Response: Noted.
Sanitation
1. Need to place a temporary turn-around at the north-end of White Dove Trail.
