PLANNING
1. The metes and bounds description provided does not close.
2. Please include the total number of lots in the title block. The application indicates 51 lots, the
title block implies only 50. Is this because of the A/B lots you have proposed?
3. Each lot should have a unique lot number. Please renumber your lots to remove the NB lot
names proposed. This generally implies a replat or amended plat and can be confusing.
4. Need temporary turn around and the northern end of White Dove Trail.
5. 20' P.U.E.s required adjacent to unplatted property.
6. Remove note #2 if it does not affect this tract.
7. Note #4 is un-necessary.
8. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not been made aware of will
constitute a completely new review.
9. The construction documents and reports are still under review and may affect the plat.

SANITATION
1. Need to place a temporary turn-around at the north-end of White Dove Trail.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If applicable, the following easements will be required:
City will follow up with required easements as needed for street lights and any additional
easements for primary conduit.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be
explained in your next transmittal letter and "bubbled"on your plans.Any additional changes on these plans
that have not been pointed out to the City,will constitute a completely new review. 2 of 3
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to:

9. Developer provides load data for project.

ENGINEERING COMMENTS NO. 1
1. A temporary turnaround must be provided. Building permits cannot be held on platted
lots.
2. The property on which the permanent detention pond will eventually be located is not
platted. Platting and associated infrastructure will be required at the time the detention
pond is submitted for construction.
3. You will need to certify that the lots abutting the detention pond were graded to the
elevations shown on the grading plan once construction is complete. If not graded to
plan, water could back up into lots along Emerald Drive. You might want to establish
finished floor elevations on these lots.
4. Drainage Report checklist need to be completely filled out place NA in spaces where
appropriate. It appears that some information is not provided that should be.
5. What are discharge velocities out of the detention pond for Pipe A, Pipe B and the 42"
outlet pipe? Are appropriate velocity dissipation and/or erosion control measures
provided?
6. Some of the public infrastructure proposed with this phase is outside bounds of plat and
thus not in easement or ROW. Please verify that the temporary blanket utility easement
filed in 2005 has not been released.
7. Revise plans to reflect changes indicated in response to previous staff comments.
8. Provide "Letter Acknowledging City Standards".
9. Submit Water design/fire flow report for this phase.
