Item: Presentation, possible action, and discussion on a Final Plat for Dove Crossing Phase 8,
consisting of 51 lots on 10.799 acres, located at the intersection of Graham Road and
Alexandria Avenue.
Applicant: Dove Crossing Development, for the Owner Phi-Ton Investments
Staff Recommendations: Staff recommends approval of the final plat with staff comments
(attached).
Item Summary: This item is for the consideration of a Final Plat for Phase 8 of the Dove
Crossing Subdivision. The property is zoned R-1, Single-Family Residential.
Comprehensive Plan Considerations: The Land Use Plan shows the subject property and
surrounding area as Single-Family Medium Density. Alexandria Avenue and Eagle Avenue are
shown as minor collectors, and Graham Road is shown as a major collector on the City's
Thoroughfare Plan.
The final plat is in compliance with the preliminary plat approved in September, 2005 and with
the City's Subdivision Regulations.
Item Background: The subject property was annexed into the City in 1993 and zoned A-O
Agricultural-Open at that time. The property was rezoned to R-1 Single-Family Residential in
2004. A master plan of the property was approved in 2004, and the preliminary plat approved
in 2005.
Budgetary & Financial Summary: N/A
Related Advisory Board Recommendations: The Parks and Recreation Advisory Board has
recommended fee in lieu of land dedication for the 5lsingle-family lots in this phase.
Commission Action Options: The Commission has final authority over the final plat. The
options regarding the final plat are:
• Approval
• Denial
