(Earlier photos and a building permit applied through Mr. Terry Boriskie, College Station
Building Inspector/Plans Examiner-who also inspected the rotted lumber and job site for
the original site location before any work started and before any damaged lumber was
hauled away.)
What was discovered (hidden from inspection) as work started:
Rotted 12 LF 4"x6"north elevation beam. Tips of floor joists showed rot as well.
Rot around front(north) window elevation.
Rotted 36 LF beam along west elevation.
Rot around two west windows and several areas of roof decking.
Rotted 12 LF beam along rear(south) elevation.
Rot around rear windows and roof decking.
What was changed to fix the hidden damage:
Front elevation 12 LF beam
(9) 12"floor joists
Front stud wall that had rot around the window, and thus, a new window.
West elevation 36 LF beam
No floor joists
West stud wall and new windows due to rot around the windows.
New roof decking on west elevation only.
South elevation 12 LF beam
South elevation stud wall, new window and roof decking, all due to hidden rot damage.
I took a gable roof(24 feet long) tied into a flat roof(12 foot by 12 foot), and made it into
one gable roof(12 feet by 36 feet) to stop leaks.
The existing west elevation three tab shingles would be replaced to match the east
elevation, or I will replace all of the roof to improve it all. We are considering replacing
the entire roof to an upgrade, since the existing roof is showing its wear and tear. That
decision has not been made yet, but we do have a bid to get this done by a roofer.
These 3 bedrooms had carpet in them and that is what is going back into them when the
work is finished.
Some outlets were turned off and removed, and will be reconnected by a certified
electrician once the framing is complete.
The old siding is being replaced with hardy plank siding and trim that matches everything
else in the neighborhood. With 1/3 of the house being replaced, we may try to replace all
of the siding to hardy plank. This entire repair has caught us by surprise and we are
evaluating our funds to try to repair as much as possible at this time.

If we had to reduce the original size of this house to meet new building setbacks,the
bedrooms would be 12 feet by 4 feet. More of a closet than a bedroom, and destroy the
value of the existing house. This started out as a small repair, and only grew as we
discovered more and more rot and damage. We now have 25%of the house under repair
with new material. BUT THE ORIGINAL FOOTPRINT OF THIS HOUSE REMAINS
THE SAME DATING BACK TO 1937.

Dear Mr. Shubert:
This letter requests your help, and that of Mr. Terry Boriskie,to get my shingles on my
roof before I have serious water issues with rain and wind. I hope that approval can be
given to protect the larger part of this structure which has no damage whatsoever.
I appreciate Mr. Boriskie help in this matter, coming to the site, and directing me to your
office for help. Time is important to us to protect our investment and none of this was
planned on our part-the hidden damage took us by total surprise. Currently, we are
seeking funding to complete these repairs and would like to continue the work on the
original site of this house since 1937.
My explanation is that 90%of the floor joists on the west elevation(area in question)
remain on the original concrete pilings that have held up this building probably since
1937. Only the north end floor joists were added due to the ends of the existing floor
joists having rotted away.
Further, more than 70% of the original flooring on the west elevation remain in place and
has not been modified. Only a four foot wide strip was removed and replaced so the
exterior far westerly beam could be replaced. The interior 'no load bearing walls'
between the three bedrooms were replaced after discovering the old walls were built
directly on the floor joists, and not on top of a sub floor system, allowing insects and
moisture to enter the structure if not corrected.
The original fence posts on a small section of fence at the south west corner of the
building remain in place, and never moved. I think Mr. Boriskie can confirm this for you
since he inspected the property last week.
I saved all the rot for the city to inspect prior to hauling it off
I took before and after pictures.
I called city hall before, and during the work, which was all hidden damage.

I am the home owner for over 7 years, and do my own work with help from others who
do this work for a living. I am improving a 1937 structure that is showing its age and
reasonable issues that can be corrected for many more years of use. Hopefully, I can
retire into this home in the next few years, thus, a much greater reason to get it in good
condition while I am in good health.
I ask that first,you allow the roof to be installed through a local roofer with a permit and
properly.
I ask then that we figure out what needs to be done and get it done.
I am reasonable,willing and able to meet all of the city's requirements, except for this
delay that I cannot accept for much longer without having water damage inside.
