FYI Parkland Dedication fees will be determined at the time of site plan. 3. Show correct ROW for adjacent property. 4. The City of College Station Subdivision Regulations typically require dedication of Right of Way along streets that do not meet current width requirements. The current width for Luther is 80 feet. At this location, only 60 feet of ROW exists. It is customary to required dedication of one half of the required right of way at the time of platting. In this instance it is not required, a dedication of 10 feet would be appreciated. Reviewed by: Lindsay Boyer Date: May 24, 2007 ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION 1. Developer provides temporary blanket easement for construction purposes. This requirement to be determined as project continues and more data becomes available. 2. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). GENERAL ELECTRICAL COMMENTS 1. Developer installs conduit per City specs and design. 2. City will provide drawings for conduit installation. 3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser. 4. Developer to intercept existing conduit at designated transformers and extend as required. 5. If conduit does not exist at designated transformer, developer to furnish and install conduit as shown on electrical layout. 6. Developer pours transformer pad(s) per City specs and design. 7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull boxes and secondary pedestals provided by the City). 8. The Subdivision Regulations Section 8-M requires sidewalks on both sides of a street with a ROW equal or greater than 60 feet. Show where sidewalks will be constructed on this side of the street. 2. Repeat comment: Show correct ROW for adjacent property. These lots have dedicated 20 feet of ROW. Their lot lines should be 20 feet back from this tract.
