Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff
review comments detailing items that need to be addressed. If all comments have been
addressed and the following information submitted by Monday, June 11th, 10:00 a.m., your
project will be placed on the next available Planning and Zoning Commission meeting
scheduled for July 5th, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue.
One (1) 24"x36" copies of the revised final plat;
Sixteen (16) 11"x17" copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
sgriffin@cstx.gov and awelsh@cstx.gov.
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have
not been addressed your project will not be scheduled for a Planning & Zoning Commission
meeting. Your project may be placed on a future agenda once all the revisions have been made
and the appropriate fees paid. Once your item has been scheduled for the P&Z meeting, the
agenda and staff report can be accessed at the following web site on Monday the week of the
P&Z meeting.

NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be

3. Prepare and implement a Storm Water Pollution Prevention Plan in accordance with Part
Ill of the general permit (TXR150000).
4. Sign and post a construction site notice.
5. At least 2 days before beginning construction, provide a copy of the site notice to the
operator of any Municipal Separate Storm Water Sewer System (MS4) into which storm
water will be discharged.
A MS4s include streets, channels, gutters, ditches or anything else that is publicly owned,
designed or used to collect or transport storm water.
As long as you meet the conditions of this general permit, you are authorized to discharge storm
water.
No notice of intent (NOI), notice of termination (NOT), or fee is required under this option—as
long as the requirements of this general permit are followed.
This particular general permit will expire at midnight on March 5, 2008.

Jeremy,
In response to our conversation earlier regarding the engineering comments for Crescent Pt. Phase 2 Replat
that I sent yesterday (Monday, June 5, 2007), specifically comments #2:
2) How will these lots get their drainage to the Common Area "D"detention area?
We can accept General note #5 as the general intent and will not hold the plat on this issue. However, it should
be noted that this note may not be adequate to compel future owners to cooperate and the City is concerned
that cross lot drainage issues may arise at the time of site plan. Details will need to be formalized for associated
future site plan approvals.

Variance Request to City of College Station Subdivision Regulations, Chapter 9
Section 8-I.2.1 - 20' Public Utility Easement at Rear of Each Lot
• The following specific variation from the ordinance is requested:
1. Section 8-I.2.1 of the Subdivision Regulations requires that a 20' Public Utility Easement
(P.U.E.) be centered on the rear lotline of all lots.
2. Eliminate the 20' P.U.E. requirement at the rear of each lot for Lots 1R, 2R, 3R, 6R,
and 7R of the proposed Final Plat.
• This variance is necessary due to the following special conditions:
1. All public utilities (water, sanitary sewer, electric) have been extended, or provisions
have been made to have the necessary utilities extended, to each lot.
2. The development is a multi-user development and exact site layouts have not been
determined for the individual lots.
3. 30' concrete drive aisles will be centered on the lotlines where the easements would be
required.

• • Unnecessary hardships involved by meeting the provisions of the ordinance other than financial
hardship are:
1. All public utilities have been extended, or will be extended to each lot. During the site
development process for Lots 1R, 2R, 3R, 6R, and 7R, if additional easements are
needed,they will be dedicated with Easements-by-Separate-Instrument. This would
ensure that only easements that are necessary will be dedicated.
2. The number and length of the easements required by the ordinance will deprive the
owner/end user of the ability to make reasonable use of the property.
3. The required easements would unnecessarily encumber the lots.
• The variance will not be contrary to the public interest by virtue of the following:
1. All public utilities (water, sanitary sewer, electric) have been extended, or provisions
have been made to have the necessary utilities extended,to each lot.
2. The granting of this variance request will not have a negative effect on the health, safety,
and welfare of the public.
3. It will not adversely affect the City's ability to adequately oversee the subdivision of this
tract of land.
4. Allowing the variance poses no risk to the public or the City.
