HomeMy WebLinkAboutStaff Review STAFF REVIEW COMMENTS NO. 1 Project: CRESCENT POINTE PH 2, BLOCK 1 (FP-REPLAT - 07-00500119 PLANNING 1. The plat title should be a replat of lots 1R, 2R, and 3R of Block 1, Crescent Pointe Subdivision. Based on the boundaries of the subdivision, Common Area D is not included in this replat, therefore it is not a replat of the entire block. 2. Remove Volume and Page number from Ownership and Dedication certificate, and title as per previous note. 3. Remove the attest signature by the City Secretary. Plats are no longer attested by the Council office. 4. What is the volume and page number of the telephone easement? 5. The access easement between 6R and 7R should be lined up with the access easement for Phase One, Lots 1 and 3. 6. The access easement between 7R and 8R location will preclude any driveway access to Phase One, Lot 4. Please revise this easement and/or lot line to allow this lot to have room for driveway access. 7. What is the proposed carrier site? 8. Please label all existing easements with volume and page number. 9. Provide a note with the zoning of these lots as well as a reference to the building setbacks in the Unified Development Ordinance. 10. We are considering building plots for this replat. Do you have a proposal of lots that will have similar uses and share access that might work as a building plot? 11. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not been made aware of will constitute a completely new review. 12. The construction documents, reports and final plat are still under review by engineering and may affect the plat.
