Only Phase 1 will be constructed at this time. The plans were originally prepared as a single phased project, so there are elements of both phases on most pages. They are also divided into two sets — one for the street improvements and one for the water line improvements. They were divided this way before platting became necessary. The drainage report is an abbreviated report prepared for Brazos County regarding the two culverts that are being set along Jones Road. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, June 4, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Monday, June 18, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. One(1) 24"x36"copy of the revised final plat; Sixteen (16) 11"x17"copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to sgriffin@cstx.gov and awelsh@cstx.gov;and The Mylar original of the revised final plat with the owner and County Judge's signatures (will be required after the County's approval). Upon receipt of the required documents for the Planning& Zoning meeting,your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed,your project will not be scheduled for the Planning& Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Aggieland Business Park, Phase 1 — Final Plat Response to Staff Review Comments No. 1 Planning comments dated 5/17/2007 Engineering comments dated 5/23/2007 Planning 1. As currently stated,Note 4 references a proposed driveway for the private alley that is not shown on the Final Plat. Reconcile the note or provide an access easement to show the driveway location. Response: There is an access easement along the rear of Lot 1Block 1. There is a note indicating that on the plat, but an additional note has been added near Jones Road to clarify. Engineering 1. Break up the construction plans by phase. Provide a blow-off at the end of the waterline at approx Sta. 11+00. Response: This item was discussed with Alan Gibbs by phone on May 31, 2007. The plans clearly show which portions of the construction are in Phase 1 and Phase 2. Alan indicated that it was unnecessary to provide a new set of plans that deleted everything in Phase 2. The dividing line for the water system occurs at Station 13+50. A blow-off valve is called for at that location. 2. Provide 2"blow-offs for flushing at Sta.—0+72.47 and 23+52. Response: This item was also discussed with Alan Gibbs. There is little room for such a device at these locations due to conflicts with the existing 8" line that we are designing around. Also, it is our opinion that a flushing valve is unnecessary and that adequate flushing can be achieved through the fire hydrant located a short distance down Emperial Loop. 3. County Engineer Brazos County Road & Bridge Dept. 2617 Hwy 21 West Bryan, TX 77803 RE: Request to Construct Driveways and Waterline Crossing Aggieland Business Park on Jones Road Brazos County, Texas Dear Mr. Vance: The developer of the Aggieland Business Park, 60-Jones, LLC (Jim Jett), 526 University Drive, Suite 101-B, College Station, Texas, 77840, request permission to construct two driveways with the associated culverts in the Jones Road right-of-way near its intersection with FM 60. In addition, they will install an 8" water line across Jones Road by boring and installing an encasement pipe beneath the roadway pavement. The attached exhibits show the general location of the project, and the plan/profile view of the proposed roadway waterline crossing. Box 9960 College Station, TX 77842 RE: Aggieland Business Park Water System Report—Addendum#2 Dear Jason: Accompanying this letter is Addendum #2 to the Water System Report for Aggieland Business Park. This addendum was prepared in conjunction with Phase 1 construction in that development. It includes a Fire Hydrant Flow Test and accompanying computer model data to demonstrate that the system is capable of meeting minimum requirements for the development. It is our understanding that this report is the last remaining requirement by the City of College Station necessary for the plat to be filed. If you have questions regarding the addendum or the flow test, please contact me at your convenience. Upon completion of your review,we request that the plat be filed as soon as possible.
