Location: 305 Holleman Drive East
Applicant: Veronica Morgan, Mitchell & Morgan
Item: Presentation, possible action and discussion on a site plan, building elevations, and sign
details for River Oaks Townhomes, located at 305 Holleman Drive East in the Wolf Pen Creek
District.
Item Summary: The applicant is proposing a 97-unit multi-family development located along
the Wolf Pen Creek corridor adjacent to the Arbors Apartments. All signs reviewed and
approved by the Design Review Board will require the submittal of a sign application to the
Planning & Development Department in order to receive an approved sign permit prior to
installation of any signs.
This site plan meets all technical standards of the Unified Development Ordinance.
Issues/Items for DRB's Discretionary Review:
1. Treatment of the minimum reservation area —The applicant has dedicated 5.359 acres as
Wolf Pen Creek through a final plat that was approved by the Planning & Zoning
Commission on May 17, 2007. The details of the trail development will be worked out with
the Parks & Recreation Department before building permits are issued.
2. Exterior lighting —The owner is proposing to use light fixtures that are compatible with the
Wolf Pen Creek district.
3. Solid waste —The applicant is proposing to use 7 eight-yard containers in 4 locations
throughout the site. They will be screened with cedar fencing.
4. Relationship of buildings to site —The buildings are located throughout the site and are
oriented to the interior of the site.
5. Relationship of buildings and site to adjoining area —The site abuts a future section of the
Wolf Pen Creek trail system and will have four access points to the trails.
6. Building design — Both the front and rear elevations of the buildings are primarily brick with
hardi-plank around some of the windows.
7. Miscellaneous structures and street hardware —The bus stop and entry fountain will be
primarily made of a stone veneer. The fountain will also be landscaped.
8. Landscaping —The landscaping is provided in accordance with the Unified Development
Ordinance.
9. Signage —The proposed sign will be incorporated into the entry fountain and will be made of
a stone veneer. The sign meets the requirements of the Unified Development Ordinance for
sign location and size.
