The site plan you are submitting to DRB should have all necessary notes and details. 2. Please indicate the current ownership and zoning of the subject parcel on the site plan. 3. Please provide the curb and pavement details on the site plan. 4. Please make the parking spaces darker on the Overall Layout plan. 5. Please provide dumpster screening details according to UDO Section 5.6.A.5 Solid Waste. 6. What material will be used for the retaining wall? Please be aware that concrete retaining walls will be required to be screened if it is visible from the trail system. 7. Please label the internal pedestrian connections to the trail system. 8. Please provide the design specs with colors for the security gates. 9. Please note that any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that the City has not be made of aware of will constitute a completely new review. It appears the required number of landscape points was calculated using a total area of 7.329 acres; however, the application indicates that the area is 7.410 acres. Please adjust accordingly. 2. Please verify the following landscape items and adjust the plan and points accordingly. • Crape Myrtles — Legend: 17, Staff: 19 • `Knockout' Rose — Legend: 35, Staff: 38 • Wintergreen Boxwood — Legend: 81, Staff: 77 • Indian Hawthorn — Legend: 460, Staff: 470? 3. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. ENGINEERING COMMENTS NO. 1 1. Submit the construction documents and reports. I cannot review/approve the utilities shown without supporting documentation. 2. You need to show the FEMA floodplain and BFEs that are effective. Establish finished floor elevations off of the effective. You can wait until the LOMR is approved if you want to base them off the revised. 3. Submit abandonment application and documents. Provide Knox box for clubhouse at front door and Knox switch for the gate on the Fire lane side. 2. Fire department connections shall be located on the street side of the building, fully visible and recognizable from the street or nearest point of fire department vehicle access. Immediate access to fire department connections shall be maintained at all times and without obstruction by fences, bushes, trees, walls or any other object for a minimum of 3 feet. 3. Aerial fire apparatus access proximity to buildings 1, 2, and 3 is greater the maximum of 30 feet allowed from the building, and shall be positioned parallel to one entire side of building. The Unified Stormwater Design Guidelines require evaluation of detention requirements for the portion of Wolf Pen Creek. This evaluation should be in the same manner as discussed with Alan Gibbs on the project across the street from this one (Cambridge Lofts). 2. Provide finished floor elevations for buildings in the effective FEMA floodplain (most conservative). 3. What effect will the grading changes in the floodway around the proposed outfall have on the creek? 4. The discharge velocity from Outfall -1 exceeds the maximum allowed for rock rip rap. 5. Add blowoffs to ends of water lines. 6. Show conflicts with 15" sanitary sewer (Sheet 07). 7. Provide "Letter Acknowledging City Standards". 8. Your trench details provided on Sheet 11 do not match BCS Unified. To add strength to your argument that the increase in peak is due to software instability, you might want to compare to the increase in peak is without detention.
