PLANNING
1. The plan is difficult to read. Dimensions, etc. are fuzzy and unreadable in some areas.
The plan as submitted is readable.
2. All public utility lines and meters need to be in Public Utility Easements (PUEs). Please
provide easements. Easement documentation submitted.
3. It looks like there is an existing public sewer main that projects into the rear of the
property. Please show (and provide easement). Public sewer main does not exist at
the rear of the property.
4. Please remove any reference to signs or sign locations from the site plan. All signs will
be reviewed and permitted separately. Reference to signs removed.
5. End islands and interior islands are required to be a minimum of 180 s.f. All islands are
a minimum of 180 sqft and either dimensions or the sqft of the island is provided.
6. Parking spaces are permitted to be as short in length as 18 feet if the additional length
(to make 20') is usable for the vehicle's overhang. Where vehicles will overhang a
sidewalk that will be used to meet ADA requirements, the sidewalk must be at least 5
feet in width. Overhang areas cannot be counted toward your interior island
requirements. Sidewalk is proposed at 6' wide with a 2' overhang. Interior parking
space length increased to 20' with a 6' wide interior island.
7. Is the existing pavement the same material, depth and rebar spacing and size as the
proposed? (repeat comment) Is the majority of the fire lane the existing pavement? The
existing pavement is the same as the proposed. The existing depth and rebar
spacing and size can not be determined until part of the parking lot is demoed.
The majority of the firelane is proposed with the B/CS standard 6" reinforced
concrete pavement.
8. As fire lanes are currently shown, they do not meet the minimum turning radius for a fire
truck. The outside radius is 48' and the inside is 33'. Minimum firetruck turning
radius are met with this submittal.
9. Please note that any changes made to the plans, that have not been requested by the
City of College Station, must be explained in your next transmittal letter and "bubbled" on
your plans. Any additional changes on these plans that the City has not been made
aware of will constitute a completely new review. There are no additional changes.

ENGINEERING COMMENTS NO. 2
1. Submit Development Permit Application. Fees will be waived. Submitted earlier.
2. Provide a Drainage Report/Letter addressing any anticipated change in stormwater
runoff due to the off-site drainage from the Shopping Center that will flow down the
driveway once the existing temporary curbing is removed. The temporary curb is in
line with the permanent curb and is located on a grade break. The resulting
increase in run-off in the 100 yr storm event after the curb is removed and the
drive is constructed is 0.03 cfs. See drainage letter.

1. A retaining wall has been added to the southern portion of the site. Please provide color
and material samples for the Design Review Board to consider with the site plan.
2. The response letter to Staff Comments #2 stated that the majority of the fire lane would
meet the City's fire lane requirements. The entirety of the fire lane must be 6" concrete
pavement meeting City requirements.

ENGINEERING COMMENTS NO. 3
1. Per the Fire Marshall: The maximum slope a fire truck can traverse is 6%. Either reduce
slope on cross-access with shopping center, or remove fire lane striping from the cross-
access and provide striping for a hammerhead turnaround at the back of the parking lots.
Hammerhead turn-around shall meet adopted Fire Code standards.

3. Please provide zoning of all abutting tracts.
4. Please indicate floodplain line.
5. Please provide location of all utilities, meters and easements on the property.
6. Is a retaining wall proposed?
7. It is not clear what pavement is to remain and what pavement will be replaced. Is the
existing pavement the same material, depth and rebar spacing and size?
8. Does a cross access easement exist between these two properties?
9. Does the shared drive line up with the drive aisle on the southern site. More information and
detail is needed.
10. Please show fire lane location and location of fire hydrant. Is fire lane feasible across
slope?
11. Please show dumpster location.
12. The parking turn-around at the northeast side of the site is too deep. The maximum depth is
4 feet.
13. Please show rebar detail in curb.
14. In the Parking Analysis you state in one place that 62 parking spaces are required and in
another place that 52 parking spaces are required. 52 spaces are required.
15. Please dimension (both length and width) a typical parking space and point out any that are
not typical.
16. To meet the interior parking island requirement, a minimum of 468 square feet of interior
islands must be provided somewhere in the interior parking area.
17. Please dimension drive aisle widths.
18. Please dimension throat depth from Texas Avenue.
19. Please dimension (or give area) or parking islands. A minimum of 180 square feet is
required at the end of each parking row (360 s.f. for a double island).
20. Provide a general note that all roof and ground-mounted mechanical equipment shall be
screened from view or isolated so as not to be visible from any public right-of-way or
residential district within 150' of the subject lot, measured from a point five feet above grade.
Such screening shall be coordinated with the building architecture and scale to maintain a
unified appearance.
21. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. If applicable, the following easements will be required:

trees shown to be existing on the plan that are not in the legend because these trees
can not be protected at the drip line during construction and their survival is
uncertain.
