HomeMy WebLinkAboutAgenda June 28, 2007 Regular Agenda 1906 F.M. 158 Rezoning To: Glenn Brown, City Manager From: Bob Cowell, AICP, Director of Planning & Development Services Agenda Caption: Public hearing, presentation, possible action, and discussion on an ordinance amending the list of permitted uses included in the Planned Development District zoning for 24.48 acres located at 1906 FM 158, and more generally located east of the Crescent Pointe Subdivision on State Highway 30. Recommendation(s): The Planning & Zoning Commission heard this item on June 7, 2007 and unanimously recommended approval of the request. Staff also recommends approval of the rezoning. Summary: The applicant is requesting to amend the existing Planned Development District (PDD) zoning to include 'Townhomes' as a permitted use for a portion of the original PDD area. The existing PDD zoning includes approximately 106 acres and allows for duplexes with garages on individually platted lots (allowing for individual ownership), public and private parks, and open space. This request is in compliance with the Comprehensive Plan. The concept plan must reflect a density that is in compliance with that of Single Family Residential High (7-9 du/acre). Harvey Road is designated as a major arterial on the City's Thoroughfare Plan. On May 24, 2007, the Unified Development Ordinance was amended to require that Concept Plans be reviewed and approved by the City Council with PDD zoning requests. This rezoning request was received prior to that ordinance amendment and does not include a Concept Plan. The Design Review Board has final authority over the Concept Plan for this project. U cLQpan 2 of-- -0 ►o(o ack,S Comp Plan - The Land Use Plan designates this property and the area to the east as High Density Single-Family, because of this, the Concept Plan and subsequent plat of the property will have to reflect a density that is in compliance with the Comprehensive Plan ( a gross density of 7-9 du/acre). The property to the southwest is developing as Crescent Pointe and is designated as Planned Development. Harvey Road is a major arterial on the City's Thoroughfare Plan.
