Project: THE HILLEL AT TEXAS A&M UNIVERSITY (REZ) — (07-00500102)
PLANNING
1. A Concept Plan application was submitted as supplemental information to the rezoning
request. After further consultation with our Legal Department, it cannot be formally
considered part of the rezoning request and potential ordinance at this time. As previously
discussed an amendment to the Unified Development Ordinance (UDO) is underway and
will be heard by City Council on May 24, 2007. If approved, the amendment (which would
be in effect ten days after its passage) will require a concept plan be submitted at the time of
a PDD/P-MUD rezoning request. Current ordinance requires that a Concept Plan be
submitted and considered by the Design Review Board (DRB) after a PDD/P-MUD rezoning
has been approved by City Council. There are two alternatives from which to choose. First,
if you would like to include the concept plan as part of the rezoning ordinance, the
application will need to be placed on hold at least until June 4th (assuming passage of the
amendment) which will postpone the rezoning request to the July 5th Planning & Zoning
Commission and July 26th City Council meetings. Second, if you would like to proceed
under current ordinance, the rezoning may still be heard at the June 7th P&Z and June 28th
Council meetings. The $200 Concept Plan application fee will then need to be paid and the
DRB would consider the concept plan at its scheduled July 27th meeting. Please provide
written response as to which alternative you would like to pursue. These alternatives do not
affect your Comprehensive Plan Amendment application. Please be aware that a quorum
must be present in order for the meetings to take place according to the above-mentioned
schedule.
2. The rezoning application that was submitted is the general rezoning application, not the one
specific to PDD/P-MUD requests. Please submit the correct application for the request.
3. The Unified Development Ordinance requires that P-MUD (Planned Mixed-Use District)
have at least 20% residential uses and 20% non-residential uses. The remaining 60% may
be composed of either residential or non-residential. In the new application, please provide
the percentages (not square footage) of each of the proposed uses (i.e. condos, office,
retail, etc). You may designate these percentages as minimums or approximate, though the
20% thresholds still apply.
4. The map submitted for the zoning application should be different from the comprehensive
plan amendment application in that zoning classifications are identified not land uses.
Please revise the map to include zoning classifications as required by the application.

explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans
