Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. Please address the comments and
submit the following information for further staff review:
$200 processing fee for the next round of three (3) staff reviews
Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set)
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan

Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third

next submittal, another $200 processing fee will need to be submitted for the subsequent set of

Please note the following changes have been made to the Civil Site Plan and relevant
Construction Drawings that were not requested by CoCS.
1. Minor adjustments and realignment to the property boundary to reflect McClure &
Browne's(MB)bearing system;
2. Deleted permitting of portable storage unit area along north property line;
3. An actual on-the-ground survey was received by RME and this survey revealed that the
north-south driveway had to be adjusted to accommodate the existing placement of the
ETC gas risers. Also, a new power line was recently install (in the last month) along the
north boundary line. Medians were added to accommodate the pole locations.

4. Perimeter wrought iron fence, around gas risers, was removed;
5. Addition of 5' walk along west property line adjacent to East Frontage Road. It is the
Developer's intent to NOT install this if the requested variance is approved;
6. Adjust proposed PUE's to reflect MB Final Plat;
7. Adjust proposed sanitary sewer manhole and service line to match proposed
improvements reflected on MB construction drawings;
8. Extension of private 36" storm drainage line to extend approximately 38' further south
and across the existing sanitary sewer line;
9. Adjustments to landscape along frontage road to accommodate new sidewalk and minor
driveway/parking modifications, and also the addition of three (3) canopy trees along
south property line;
10. Adjust tie in of this project's 12" water line connection to MB proposed 12" water line
extension;
11. Updated Bicycle Rack detail to reflect current standards shown on Site Design manual;
12. Added optional gates to Dumpster Pad detail.
