Item Summary: The applicant is requesting to implement a color scheme for three facades
that is not on the approved color palette.
Item Background: Kentucky Fried Chicken is an existing freestanding restaurant located at
the southeast corner of Texas Avenue and Southwest Parkway. As a part of the Non-
Residential Architectural Standards, the applicant must use colors from the approved color
palette. Colors not found on the approved palette may be used as accent colors and shall not
exceed 15% of the facade on which it is applied. One of the proposed main colors of the
restaurant does not match an approved color and exceeds the maximum allowable area for an
accent color; therefore, the applicant has requested a variance. The proposed color scheme
would be applied to existing brick or stucco material.
Issues/Items for Review: Section 7.9 of the Unified Development Ordinance requires that "all
building facades and roofs shall consist of only colors from the color palette approved by the
City Council as amended by the DRB". The applicant is requesting an alternate color scheme
that is consistent with the following parameters:
1. The applicant is a franchised and/or chain restaurant to be developed as a single
detached building (not integrated into a multi-tenant building); and
2. The proposed colors are part of its corporate branding; and
3. The applicant provides all of the alternative color schemes the chain or franchise has
used.
The DRB may grant a variance from the standards contained in Section 7.9 of up to 75% of the
total percentage permitted.
