PLANNING
1. The metes and bounds of the plat do not close. Please correct.
2. The plat needs to be tied to a College Station monument.
3. Remove note 5, these are addressed in note 6.
4. Show current city limit line.
5. Provide names and owners of contiguous property with notation if they are platted or not.
6. FYI: This plat is in the Alum Creek sewer impact fee area.
7. How is access being dealt with? The width of the lots does not meet driveway separation
distance requirements. An access easement should be provided between the properties.
8. Reserve tracts are not permitted. I am still looking into the best way to deal with the
remainder of the property, including the thoroughfares, master utility plans, and how to label
the property. The remainder of the property would have to be phased so that the final plat
can go forward without platting the remainder, given a lot and block numbers, and
thoroughfares shown, with possible block length variances requested to deal with the
internal streets not being planned yet. I will let you know as soon as I can as to how to
proceed on this issue. As stated in my April 23rd email, the parent tract should be noted as a
remainder, not to be developed at this time.

BTU
1. Animate Habitat Phase 1 (07-500097) needs to show the 2000 city limit line. That is the
boundary between BTU and CS Utilities' service territories.

TxDOT
1. Animate Habitat Phase 1 (Preliminary Plat) (SH 6) - Access driveways to SH 6 must
meet TxDOT's current "Regulations for Access Driveways to State Highways". Regulations
are primarily based on posted speed limits and distances between proposed & adjacent
access points. Where posted speed limits are 50 MPH or more the required spacing
between access points is 425'; @ 45 MPH required spacing is 360'.
Where driveway spacing is insufficient joint access will be required or access to an internal
street.
Appropriate information will be required for any future permits @ this site, which should
include drainage data, etc.

ENGINEERING
1. The master utility plan illustrates an 8, 12, 16, 18-in water main to be extended with the
development of the subject property, please identify.
2. The master utility plan illustrates an 6, 8, 12, 18, 24-in sanitary sewer main to be extended
with the development of the subject property, please identify.
3. The City's thoroughfare plan illustrates the extension of two major collectors, two minor
collectors, and one minor arterial, with the development of this property, please identify.
4. Please identify the FEMA FIRM Panel associated with this property.
5. Depending on the alignment of the thoroughfares and the master utility lines, additional
easements may be required.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. Developer provides temporary blanket easement for construction purposes.
2. Developer provides easements for electric infrastructure as installed for electric lines
(including street lights).
3. Electrical easements for future phases will be requested as individual lots are platted and
electric infrastructure is designed.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per City specs and design.
2. City will provide drawings for conduit installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. City installs riser.
4. Developer to intercept existing conduit at designated transformers and extend as required.
5. If conduit does not exist at designated transformer, developer to furnish and install conduit
as shown on electrical layout.
6. Developer pours transformer pad(s) per City specs and design.
7. Developer installs pull boxes and secondary pedestals as per City specs and design (pull
boxes and secondary pedestals provided by the City).
8. Developer provides digital AutoCAD 2000 or later version of plat and/or site plan. Email to
bread@cstx.gov.
9. Developer provides load data for project.
