The 4 parking spaces east of the proposed building do not have the required size. To qualify for 18' spaces, they would need to be adjacent to a 6' sidewalk. Please revise. 2. The end island adjacent to space #29 is not at least 180 square-feet. Please revise. 3. Part of main drive isle goes beyond the length of the joint access easement by almost 50' and is solely on the neighboring property. This is considered an offsite improvement and is not permitted. Please extend the easement to include the additional length or revise the site plan. The easement must be filed at the Courthouse before the site plan can be approved. 4. The detail for the dumpster enclosure in Site & Parking Details (C3.1) appears to conflict with the Civil Site Plan (C.1.1). The 12' minimum clearance applies to the narrowest portion of the enclosure, in this case, the front where gates would typically be placed. 5. Provide building elevations and color/material samples for compliance with the Non- residential Architecture Standards found in Unified Development Ordinance (UDO) Section 7.9. FYI, while this is not required for site plan approval, this approval must be obtained prior to issuance of a building permit. 6. Regulations are primarily based on posted speed limits and distances between proposed & adjacent access points. Where the posted speed limit is 50 MPH or more the required spacing between access points is 425'. Where access spacing is insufficient joint access will be required or access to internal/external streets. What is the building construction type used to determine the fire flow requirement? 3. Fire suppression line is required. Provide design information including isolation valve and lockable lid. Revise fire flow report to include this additional flow. NOTE: Any changes made to the plans,that have not been requested by the City of College Station,must be explained in your next transmittal letter and"bubbled"on your plans. What impact does the grading on your site have on the off-site drainage through your property. It appears some of your final grades are higher than the surrounding adjacent ground, blocking flow. 5. Is a driveway culvert not necessary? Where is upstream flow routing to? 6. Will you be able to maintain the 4:1 slope of the banks of the drainage swale, or will retaining walls be required in certain areas? 7. Revise tap note to show provided by COOS instead of COB. 8. Note regarding deflection of water pipe needs to clarify that deflection cannot be at the joint. (Sheet C2.1) 9. Provide "Letter Acknowledging City Standards". 10. Your details don't quite match BCS/Unified. Please use standard or provide letter why yours is better. Also, no detail is provided for structural backfill. 11. Unless you are providing a copy of the BCS Unified Design Details to the Contractor on this project I don't think referencing them in the notes is sufficient. Include applicable details with plan set. (Our Inspectors note that many of the contractors do not have copy during construction.) Reviewed by: Carol Cotter Date: May 8, 2007 FIRE 1. The fire lane shall be at least 20 feet wide, the telephone pedestal island needs to be reconfigured or removed so that you can maintain the 20 feet wide fire lane. 2. Fire lane needs to continue thru the parking lot so that there is no need for a turn-around. 3. One of the fire hydrants needs to be within 150 feet of the fire department connection, needs to be shown for the fire sprinkler system as the truck lays the hose. 4. Any existing overhead lines that will need to move or be taken out of service may have to be done at the owner's expense. Due to proximity of the fire lane and sanitation routes to the creek bank, we believe that additional study on the bank stabilization should be done to include a geotechnical study. (The upstream property had to construct a sheet piling retaining wall to handle the erosive nature of the stream.) 2. The series of parking spaces 75-84 and 85-94 are 1' too narrow (with back to back curb dimensions). Please revise. FYI, the new connection between the drive aisles only has to be fire lane width, not 23' (24' back to back) since it does not have head in parking. 2. In the rear parking area, connect the Fire Lane striping across the drive aisle from the outside edges to the eastern interior end island to emphasize that it curves. 3. Please revise the Landscape Plan to reflect the new parking and end island configurations (front and rear). 4. Extend the fence along the entire eastern property line. 5.
