SUBJECT: TARGET PARKING RENOVATIONS (SP) - Site Plan
Staff reviewed the above-mentioned site plan as requested. The following page is a list of staff
review comments detailing items that need to be addressed. The next submittal will be the third
and final review by staff for this round of reviews. If all items have not been addressed on the
next submittal, another $200 processing fee will need to be submitted for the subsequent set of
three (3) reviews. Please address the comments and submit the following information for
further staff review:
Seven (7) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached (one set will
be returned to you, please submit additional copies if you want more than one
approved set)
Two (2) revised site plans
One (1) landscaping plan
One (1) 11x17 grading and erosion control plan
If there are comments that you are not addressing with the revised site plan, please attach a
letter explaining the details. If you have any questions or need additional information, please

1. Question:
Based on a shared parking agreement between the Target building plot, which includes Outback, and the
Hastings center, please add the following information to the site plan, and add the missing information:

The chart has been provided and completed on sheet 00.
2. Question:
Of the 498 provided spaces as stated on the site plan, staff was only able to count 479 spaces. Please
revise the plan accordingly.

We have revised the overall plan parking count and have added parking numbers. We now count 499
parking spaces. Please review your count based on these corrections.
3. Question:
We will hold any submitted plans for stamping until the variance is heard by the Zoning Board of
Adjustment on August 7th.

5. Answer:
The end islands have been replaced. As you are aware we are asking for a variance to the double
island requirement along Texas Avenue.
6. Question: Section 7.9.B7 Parking Lots requires a 10' parking setback where parking or drive
aisles are located between the building and public right-of-way. Please adjust the plan
accordingly.

Per our telephone conversation,we understand this comment is no longer applicable.
7. Question:
Also, be aware the Section 7.9.B7 Parking Lots requires parking lots that have greater than 120
parking spaces to design the parking lot according to one of the three concepts. Please verify that
the changes made to the parking lot as a whole meet one of the approved concepts. If not, an
alternative concept may be proposed to the Design Review Board as a waiver to this requirement.
